There are 11 apartments remaining at IVY95, all two-bedrooms starting from $634,000. There is a strong focus on the kitchens, which are designed to be the ‘heart’ of the apartments. This is definitely a feature that was designed with downsizers in mind, as is the boutique nature of the building, and the low-maintenance lifestyle that residents can maintain through ‘CLUB95’.

Located on the corner of Second Avenue and Old Burleigh Road, IVY95, as we mentioned above, is in a central location. However, residents shouldn’t have to deal with an excessive amount of holidaymakers because it is just to the north of the main centre of Broadbeach in a primarily residential area, almost halfway between there and Surfers Paradise.
One of the major bonuses of being so centrally located is that residents will be able to access whatever part of the Gold Coast they want very easily. For example, the beach is less than 150 metres away. There is a cafe, Lola’s Broadbeach, on the other corner of the block. Pacific Fair Shopping Centre, which has recently been renovated and is now a major hub of activity, restaurants and shopping on the Gold Coast, is about 10 minutes drive away.
If you are a buyer with a child (or a few), there are a number of well-respected schools close to IVY95. Nearby schools include Broadbeach State School, Merrimac State High School, The Southport School, St Hilda’s School, Trinity Lutheran College and the Southport Special School.
IVY95 has all of its communal facilities on the rooftop, as part of ‘CLUB95’. To access ‘CLUB95’, residents must use their personal access cards, which adds another layer of exclusivity and protection to the space.
‘CLUB95’ includes an outdoor rooftop garden, a pool, gym, dining areas with BBQs, and a residents lounge. The space will be great for personal relaxation time, and also for connecting with neighbours, due to all the amenities on offer.
The two-bedroom apartments — the only apartments still remaining — are definitely targeted toward owner-occupiers, and specifically downsizers, as the floorplans below show. They all include a separate laundry area, two bathrooms (so guests/grandchildren don’t have to invade yours!), and open-plan dining and living areas, which are ideal for entertaining.
The interiors of IVY95 are done in neutral tones, which is ideal as it allows buyers to put their own stamp on the spaces through their furniture, art and knick-knacks. The timber laminate joinery adds to the neutral tones, making the apartments feel more homely, yet still modern. The kitchens include Miele appliances, marble finishes, and higher-quality finishes in throughout.
The balconies are definitely worth mentioning: most are slightly larger than average, and the condensers for the ducted air conditioning are not located on the balconies, freeing up even more space and making them easy to enjoy at any time.
The layout of the apartments is ideal for owners, as they are designed for functionality, whilst still making the kitchen the main area of the apartment. Internal space and balcony size change between apartments, however the average for the apartments is 155 sqm, which is above average for the area.
The average rent for apartments in Broadbeach is $430 per week. Most apartments have a gross rental yield of about 4.24%, which indicates an average return. However, the Gold Coast is a growing area, and buying an apartment in Broadbeach is ideal if you are looking to hold on to it for a while, or rent it out year round, given that the area is popular with domestic tourists.
There are more than a few apartments being built on the Gold Coast, and particularly Broadbeach, right now (and over the next few years). Some projects in Broadbeach itself include Elysian, Signature, Qube and KOKO.
The body corporate fees will vary depending on the apartment, however, they start at $68 per week.
