Koko Broadbeach is located at 12-14 Elizabeth Avenue, Broadbeach. Koko is a development of 99 apartments over 31 storeys, which includes a mix of two and three-bedroom apartments. Apartments start from Level 6 and all apartments are north-facing, with ocean views. Higher floors have ocean and cityscape views. All apartments have at least one secure carpark. Prices start from $629,900. On Level 5 you’ll find an entire resident-only floor dedicated to resort facilities. This includes the pool, spa and lounge areas, yoga lawn and modern gym facilities.
Koko Broadbeach is a project by Morris Property Group. Construction commenced earlier this month (September 2018). The building is 31 storeys and sits at 95.2 metres high. Level 5 is entirely dedicated to communal facilities, with a pool, sundeck, yoga lounge, BBQ area, spa and gym. The development is located just 250 metres from the beach at the southern end of Broadbeach and is also a pet-friendly apartment building.

Koko Broadbeach is located at 12-14 Elizabeth Avenue. This is very close to the centre of Broadbeach, but distant enough for tourists not to be too much of an issue. It’s also only 250 meters from the patrolled Kurrawa Beach and the Pratten Park, which are well-loved by locals. Koko is a one-minute walk from Oracle Boulevard and Oasis Shopping Centre, both offering an array of retail and dining options. A short, 500-metre walk away you’ll find the Broadbeach North Lightrail Station which provides convenient transport to Surfers Paradise and other Gold Coast hotspots. Stage 3 of the G:Link is expected to be approved and commence building soon, which would extend the track down to Burleigh, making even more of the Gold Coast accessible via this transport option. Currently, there is a bus which runs south from the Broadbeach North Station, through Burleigh and all the way to the Queensland border at Coolangatta.
For those whose need for retail therapy extends beyond the Oasis Shopping Centre, Pacific Fair is only a three-minute drive away and provides undoubtedly the best shopping on the Gold Coast, with over 400 retailers.
Koko Broadbeach has an entire floor dedicated to residential facilities, as well as retail precinct planned for the ground level of the building. Level 5 includes a pool with excellent views out over the ocean and Gold Coast skyline, a spa, sun deck, yoga lawn and a modern, well-equipped gym. In addition to this, the amenities level will also include an al fresco lounge and BBQ area.
The two-bedroom apartments at Koko Broadbeach have one car park, while the sub-penthouses have two car parks. The sub-penthouses also have one storage cage as standard. With 139 car spaces in total, there is expected to be approximately 10 visitor car spots. There will be onsite management at Koko which is great if you plan to use your new apartment as a holiday let.
The ground-level retail floor has been designed to merge seamlessly with The Oracle retail and dining precinct, offering the best in Broadbeach when it comes to food and shopping experiences. Who exactly will occupy this retail tenancy has not yet been announced.
There are four two-bedroom apartments per floor at Koko Broadbeach, with six different floor plans to choose from. The sub-penthouses each take up half a floor each, and these floor plans are already specified. The three-bedroom sub-penthouses are located on Levels 27 to 31 of the building. The layout of every Koko apartment has been designed to maximise both natural light and views with open-plan living and dining areas.
The two-bedroom apartments range in size from 94m² to 106m² in total size. All balconies are between 11m² and 17m², which is quite large for a two-bedroom apartment in a development of this size. The sub-penthouses are very spacious with 171 square metres of internal area and a large 36 square metre balcony.
There are three colour schemes at Koko; ‘beach’, ‘classic’ and ‘urban’, listed in order of lightest to darkest.
Of the six different two-bedroom floor plans, all have two bathrooms as well as a walk-through wardrobe and ensuite extending from the main bedroom. The kitchen and dining rooms are open plan and extend out to the balcony. A large breakfast bar features in each kitchen, offering plenty of bench space. Floor plans 2B and 2C have balcony access only from the living area, whereas 2A, 2D and 2D have secondary balcony doors opening up from the master bedroom as well. While this reduces privacy for those who may be sharing an apartment, it’s great for couples who are the sole occupiers of the apartment, as the dual-doors really open up the whole apartment and promote cross-breezes. There is a defined entryway in all two-bedroom and three-bedroom apartments as well as a separate laundry area. The main difference between the floor plans is whether you choose to be on the corner or have a front to back apartment. The front to back floor plans have great natural light, while the corner floor plans have larger than usual living areas.
The three-bedroom sub-penthouse offers a very large open-plan living space, with an extended kitchen island and dual-sinks. There is room for both a casual dining and formal dining area, as well as a large living space. With two dual-doors opening out to the balcony, and a third from the bedroom, these north-facing apartments are designed with the ocean in mind. There is a second, smaller living space positioned down the opposite end of the apartment, directly near the second and third bedroom, making this floor plan great for families or investors. The main bathroom also features a large semi-freestanding bath which isn’t available in any of the two-bedroom floor plans.
Each two-bedroom apartment is appointed with premium appliances by Franke, the kitchen bench and splashback is reconstituted stone while bathrooms are fitted with floor-to-ceiling feature tiles. Modern light fittings and other fixtures complete these spaces.
In the three-bedroom sub-penthouse apartments, the appliances are swapped out from Franke to Wolf, with a Sub-Zero fridge. This fridge is used by the likes of Jamie Oliver and Oprah and is one of the “smartest” fridges on the market, telling you exactly when your fruit and vegetables need to be used by (no more wastage — sign us up!).
The air conditioning is ducted to the living room and bedrooms. The condensers for the units are located in either the service area, carpark or rooftop, depending on which level your apartment is in.
Within the last 12 months, the median price of apartments in Broadbeach has been on an upward trend with price growth of 18.6%. This is due to the demand for beachfront luxury, a demographic which many of the new Broadbeach apartments, including Koko, caters to well. 59% of the population in Broadbeach are renting, and rental demand is consistently high. While prices for Koko’s two-bedroom apartments do sit above the average price of $535,000 for the suburb, the finishes and facilities definitely justify paying above the median.
Body corporate fees at Koko Broadbeach range from $88 to $108 per week which is rather low for a luxury beachfront apartment complex with the kind of facilities that Koko has.
Koko Broadbeach is a project with Australian property giants involved at every level. Morris Property Group are the developers of the project, which is being marketed and sold by Knight Frank. These two Australian property companies are spearheading the development of the Gold Coast beachfront at the moment, and are also working on bringing QUBE, Otto, Opus and Sandbar to life as well.
Now that construction has commenced, the new display suite is located offsite at 1/16 Elizabeth Avenue. The display is open from 10am–3pm daily.
