Gallery House is a major new project in the Portside Precinct, offering 164 apartments on the absolute waterfront. The project offers a range of different apartments finished to a variety of different levels, from compact one and two bedroom apartments in the ‘City Collection’ to spacious two and three bedroom apartments with great views in the ‘River Collection’ and all the way up to the impressive penthouses in the ‘Sky Collection’. This is a truly large and impressive project with something on offer for everybody who wants to enjoy the metropolitan lifestyle that is on offer at Portside.
The apartment buildings at Gallery House have officially topped out on the first building as of June 2019, with construction estimated to be completed within the third quarter of this year, with residents expected to start moving in before Christmas.
There are a number of new projects on the market nearby, however given the luxury nature of Gallery House and its waterfront location it is likely that it will be competing with similar high end developments across Brisbane. With luxury finishes and also located on the waterfront, buyers interested in Gallery House should also be sure to check out Banyan Tree Residences, located in Kangaroo Point. The project sits on an elevated 2,200m² site and offers one, two, three and four-bedroom configurations. The 100 apartments of Banyan Tree Residences will be spread over 10 levels and the building will include a full-floor rooftop terrace complete with the resort-style facilities you would expect from Banyan Tree Hotels & Resorts.
Another similar project is 443 Queen St. One of the stand-out developments in Brisbane currently, 443 Queen St offers buyers river and city views, along with a sub-tropical design that makes this project one of the greenest in Queensland. With 264 apartments spread over 47 storeys, this apartment project offers everything a buyer could need, from indoor and outdoor yoga rooms and a gym, to cabana lounges and a 25-metre infinity pool, in a truly enviable location.
The apartments at Gallery house are divided into three separate offerings. The City Collection are the entry-level apartments in this project. They are one bedroom and two bedroom, two bathroom apartments each with a single car space. Buyers and renters should keep in mind that there is no on street parking at Portside, so car parks are a necessity at Gallery House.
The City Collection is located on the rear of the building and will not get any real river views. These apartments were originally priced at $362,000. The majority of apartments in the City Collection are offered at a bit of a premium when compared to wider Brisbane. However, we feel that given the prime location and high-end nature of the building that this in the end can be justified.
The next step up in terms of price and size is the River Collection at Gallery House. These are a range of two bedroom, two bathroom; three bedroom, two bathroom + MPR and three bedroom, two bathroom + MPR and powder room floor plans. All apartments in the River Collection are located on the front side of the building, meaning they will receive river views and they each have two car parks.
The Sky Collection at Gallery House offers penthouse and sub-penthouse floor plans that are on par with the best luxury apartments on the market across Brisbane. The floor plans are three and four bedrooms with powder rooms and MPR. All have two car parks as well. These apartments, at the higher levels of Gallery House, will have commanding views over the Brisbane River and CBD that will legitimately be quite special. Some of the balconies in this collection are up to 220m² which is outstanding. Considering the views and height of these decks, it is easy to imagine that they will create a special entertaining space in Brisbane.

Gallery House is located on the River at Portside in Hamilton. This is part of the larger Hamilton Northshore development area that the Queensland government has earmarked as a precinct for high-density development into the future. The area will truly become a busy, mixed-use precinct over the next 20 years. It is is one of Brisbane’s greatest urban redevelopment projects ever.
Over the past 7 or so years of development, Portside Wharf has really established itself as one of Brisbane’s premier residential precincts. It is a high density space that gives residents shops, restaurants, bars and cafes literally on their door step. Some notable businesses that are currently within the precinct include Pineapple Express Superfood Cafe, Byblos Restaurant and Bar, Sono Japanese Restaurant, Belvedere Restaurant, Max Brenner, Dendy Cinema, IGA, Jetts Gym, Studio Pilates and Fresh n Wild Fish. You also can’t forget the Eat Street Markets close by, which remain a hit with locals (and Brisbanites generally).
The closest bus stop to Gallery House is 300m away on Kingsford Smith Drive – meaning residents could walk there around 5 minutes. This stop has regular services into the CBD that take approximately 20 minutes. Brett’s Wharf Ferry Terminal is a 10 minute walk from Gallery House. A trip to the city from this stop on the City Cat takes 45 minutes. Given the level of new development in the area, it is highly likely that public transport to this precinct will evolve and grow dramatically in coming years.
This project is in the catchment for Hamilton State School, which is a 15 minute walk from Gallery House. Private Secondary Schools in the city are easily accessible from Gallery House by car, bus or ferry.
Honestly, there is no other way to say it — the resident amenities at Gallery House are cool. The designers did a really good job here. Taking inspiration from Brookfield’s previous project at Portside (Pinnacle), Gallery House has an infinity lap pool on the roof. The picture above gives you an idea of what swimming in this will be like. On top of this, there is an outdoor lounge area, BBQ area and a ‘sky-high’ oasis for entertaining.
Overall, the level of finishes at Gallery House is quite high. The particular finishes that buyers will receive depends on which Collection they buy into. The Sky Collection has the highest level of finishes. This is followed by the River Collection and then the City Collection.
In terms of appliances, the Sky and River Collections each come fitted with Miele appliances, whilst the City Collection will have Hafele appliances. All apartments have gas cooking and some level of integration with the appliances. Naturally, the higher quality apartments have larger appliances.
The Sky Collections interior quality is amongst some of the best in Brisbane. The bedrooms have custom built in robes, with the master bedroom having a custom timber walk in robe with plenty of drawers and hanging space. The stone bench tops are designer reconstituted stone and the cabinetry is veneer. These apartments also have home automation systems that allow for remote control of lights, blinds and air conditioning. The tiled floors and roof are a great touch in these apartments, as is the full-height windows and doors which let in a huge amount of natural light.
A rental appraisal shows that the one bedroom apartments in the City Collection will likely rent for between $420 and $440 per week unfurnished, whilst furnished apartments could achieve between $495 and $520 per week. The two bedroom, two bathroom apartments in the City Collection would be expected to rent for between $570 per week and $620 per week unfurnished. This figure would be $670 to $700 per week for furnished apartments.
Across the whole project, body corporate rates are quite reasonable considering the scale of the project and quality of the amenities. Granted, they are more expensive than your standard apartment project. But we would definitely say that they are lower than comparable apartment projects. A typical one bedroom apartment at Gallery House would pay $3,857 each year in body corporate fees. For two and three bedroom apartments, this figure is $4,117 and $4,611 respectively.
The developer for this project is Brookfield Multiplex. Founded in 1962 by the late John Roberts AO.
