The Beachfront is a new mixed-use project on the beachfront at Buddina, a Sunshine Coast suburb. The 73 three and four-bedroom apartments and beach houses sit on the beachfront with only a park separating the project from the beach in Buddina. Offering never-to-be-built-out views, these luxury residences range from $750,000 to $3,250,000 and offer direct beach access.
The Beachfront is a beachfront apartment and beach house development sitting approximately 100 metres back from the beach in Buddina. The project features beach houses, apartments, sub penthouses and penthouses. The three and four-bedroom apartments are spread across five storeys, while the six ‘Beach Houses’ sit just in front of the apartments. The 29 three-bedroom, two-bathroom apartments have five different floor plan designs to select from. There are two four-bedroom, three-bathroom penthouses, and six three-bedroom, two-bathroom sub-penthouses. All of the apartments and beach houses have fully-ducted air conditioning and feature two secure car parks. The building also features additional storage space and serviced elevators. Each of the 73 residences has an abundance of natural light which flows throughout and are all decked out with high-quality finishes. Open-plan layouts and large-balconies with floor-to-ceiling glass doors provide seamless integration between the indoor and outdoor spaces, further cultivating that dream beach house vibe. Most residences also include a separate ‘beach room’ at entry with a vanity, sink and shower, allowing you to wash the salt and sand off yourself before heading back inside.
As well as stunning interiors and finishes, the exterior of the building is also noteworthy. The building showcases modern architecture while embracing a natural form with bold lines complemented by vertical timber screening and cascading natural greenery.
The display suite for The Beachfront is currently located onsite at 84–85 Pacific Boulevard, Buddina. To make an appointment, please use the enquiry form below.
Construction has not yet started on The Beachfront, although the image below will give you an indication of the location and size of the development along the beachfront at Buddina. Construction on this project is expected to be completed in June 2022.
Located at 84-85 Pacific Boulevard, Buddina, The Beachfront sits exactly where you would expect it to — the beach(front). On the street behind Pacific Boulevard sits Buddina State School, which is great for residents with children — it’s just a two-minute walk away. For downsizers and those purchasing for a holiday home, you can expect some noise from the playgrounds during school hours, but we are sure this would be negligible and most likely any noise from the school would be drowned out by the sound of the waves crashing. There is also a large parkland which is home to the Kawana Tennis Club, Buddina Community Garden, and Kawana Library, amongst other things.
If you need to do your weekly shop, then the Kawana Shoppingworld Centre is a minute’s drive away. It’s home both a Coles, an ALDI and a Woolworths, along with 160 specialty shops from City Beach, to NAB, to Flight Centre. If you’re feeling peckish, it also has a rather large food court. If you want some more substantial food, the Kawana Surf Club is just down the road. Of course, if there’s nothing around that you find appetising, Mooloolaba and Cotton Tree — two of the biggest foodie spots on the Sunshine Coast — are about 8-minutes drive down the road.
The Sunshine Coast Airport is 15 minutes drive away, for those who travel regularly. There are roughly ten different doctors within five minutes drive, which is great for residents who may have small children or health concerns. The closest hospital is the new Sunshine Coast Hospital which will take approximately 15 minutes drive.
Residents of The Beachfront will all have access to a resort-style pool area, featuring sunken sun loungers and parasols. The pool will be surrounded by tropical gardens landscaped with mature trees to give the area an aura of tranquillity. Next to the pool, you will find a change room, toilet and residents-only lounge which is the perfect space for a few drinks with your friends and family (or even your friendly neighbours). At the front of the building, there will also be a corner store offering groceries and snacks, coffee as well as a bar.
The six two-storey beach houses have private courtyards with direct access to the beachfront. Each has four bedrooms and three bathrooms. The courtyards act as second entryways to the beach houses, which provides the immediate beachfront access, and of course the essential ‘beach house’ experience. Who doesn’t want to walk in off the beach straight into their home? The beach houses sit at approximately 320m² which is larger than most traditional free-standing homes. The large courtyards are finished with large designer tiles — to minimise the maintenance that comes with grass — and are lined with fully-landscaped gardens to bring some life into your entertaining space. Gas is plumbed directly to the courtyard, making summer barbecues a breeze. The second level of the beach houses also features a balcony with gorgeous views across Buddina Beach. Unique to these beach houses is a wine fridge and scullery (with butlers sink) as well as a large natural stone bath with matte black tapware which provides an additional level of laid-back luxury.
There are two types of apartments available at The Beachfront: beach apartments and garden terraces. Each of the 19 beach apartments has a large balcony which offers stunning views directly across to Budding Beach and the ocean beyond or views out to the beautiful Sunshine Coast hinterland. There are also 6 garden terraces which are located on the first level of the building. Each has a large courtyard for outdoor dining and entertaining. Some of these garden terraces also have dual access similar to the beach houses. The apartments at The Beachfront sit between 172m² and 226m² in total.
The 6 sub-penthouses that are available at The Beachfront all have. Each of the sub-penthouses offers stunning panoramic views either towards the ocean and Point Cartwright, to the west over the hinterland (with beautiful sunsets over the horizon) or towards the glasshouse mountains. There are four different floor plan options for the sub-penthouses, each with a total area of approximately 188m².
The Beachfront also offers seven penthouses which represent the absolute pinnacle of beachfront luxury living. Each penthouse is spread over two levels and features four bedrooms, three bathrooms, two car spaces. It’s also worth noting that the Beachfront South Penthouse has an additional bedroom, bringing the total to five, rather than four. All 7 offer stunning views of the ocean and hinterland which will never be built out. The views can be enjoyed from the oversized entertainer’s balconies perfect for everything from morning yoga to sunset drinks or a dinner party. Each penthouse offers a total of four balconies (at the front and back of the residence on both levels) which cultivates a sense of indoor/outdoor living. The seven penthouses each offer approximately 313m² of internal space with three different floor plan options.
The Beachfront residences offer European appliances throughout the kitchen and a Miele oven. Each of the residences at The Beachfront has ducted heating and cooling throughout as well as sliding vertical screens which provide both privacy and shade. The balcony doors, as well as the windows throughout the living spaces, are all floor-to-ceiling glass which Additionally, all residences offer facial recognition door entry meaning you won’t even need to take your keys to the beach!
All apartments, beach houses and penthouses feature clean lines and warm tones which accentuate the high-quality finishes. You will find light stone porcelain tiles underfoot throughout the residences and polished timber cabinetry throughout the kitchen and bathrooms. The sub-penthouses and penthouses are finished with stone benchtops and stainless fixtures. The penthouses have stunning upgraded dark timber floors, solid brass door handles and brushed gold mixer taps which elevate these residences to a whole new level of luxury.
Please see below sample floor plans for the beach houses, beach apartments, garden terraces, sub-penthouses and penthouses. For the full range of available floor plans, please enquire below.
While The Beachfront is targeted towards owner-occupiers, the high-quality finishes, location and residential facilities make these apartments, beach houses and penthouses an ideal opportunity for investors too. Buddina sits right on the edge of the new Sunshine Coast CBD at Maroochydore, with an increase in employment and infrastructure in the region making the Sunshine Coast a hot-spot for investors at the moment. Developments in Buddina — especially on the beachfront — are very rare, so residences in this project are likely to be highly sought-after.
The body corporate fees at The Beachfront will vary depending on the apartment starting from $119.49 per week. Annually the body corporate fees sit between $2,379 and $3,800. For the penthouses, the body corporate fees will sit at $5,000 per year. Considering the high-quality facility at The Beachfront, the body corporate fees seem quite reasonable.
