Thornhill Apartments is a small development located on Ludwick Street Cannon Hill. It comprises 40 apartments spread across six levels. It contains generous-sized apartments with large balconies which make this development a good size for the downsizer or young professional couple.

The Project

The building’s exterior style is modern, multi-textured and eye-catching. A combination of sheet-metal, prefab cement and standard render give the design depth and a modern style.

The two-bedroom apartments range form an internal space ranging from 64m² (which is small for a 2 bedroom apartment) m to 84m² (a more traditional size). The two-bedroom apartments start from $429,000. The one-bedroom apartments priced from $339,000 are all sold.

There are a couple of designs in Thornhill that we particularly like. 304 and 305, for example, below will capture through breezes, which is a really nice feature in modern apartments. It is a seemingly little thing but if you are an owner occupier, you will quickly love it.

The floorplans also feature some study nooks which are again a nice feature and the main also features a larger than average walk-in robe, although it would appear that it is open and can not be closed which may bug some people.

Location

The Brisbane CBD is 6km away, the airport 10km and the Gateway Motorway just 2km from the apartments. The position affords easy access to both the Gold Coast and the Sunshine Coast via the Gateway Motorway.

There is good amount of green space with parks such as The Murarrie Recreation Reserve and Bill Cash Memorial. Both are close by and provide facilities such as cycling tracks, barbecue areas and playgrounds for children.

Surrounding suburbs include Murarrie, Morningside and Tingalpa. Morningside features a traditional strip shopping precinct and a train station. A good selection of schools, gymnasiums and restaurants are in local proximity. Also, Cannon Hill Shopping Centre is a short stroll away which includes a number of major outlets such as Aldi, Bunnings, and Woolworths.

Another major new development will be built across the road from Thornhill Apartments. The Anthony Johns Group, creator of the upmarket Emporium retail, hotel and dining precinct in Fortitude Valley, will develop East Village which is a  similar development to the Emporium. It will include cinemas, retail and dining facilities. It is  anticipated this will play a similar role in rejuvenating Cannon Hill which will attract many visitors and should have a positive flow-on effect in terms of boosting the areas real estate value.

Being on a busy road has both positives and negatives, but one of the definite downsides with Thornhill is that it is beside a BP Service Station as you can see below. This may make the side of the building facing onto the service station noisy at late hours.

There are a number of schools in the surrounds. These include Cannon Hill Anglican College, a private Prep to Year 12 school. Another private school is St Oliver Plunkett Primary. In terms of state schools there are Cannon Hill State School, Balmoral State High School and Murarrie State School.

There is a major bus interchange nearby. Two train stations are within close proximity including Cannon Hill and Murarrie, both on the Cleveland Line, so access to public transport is excellent.

In terms of driving, Creek Road and Wynnum Road are two arterial routes in the immediate vicinity. The Gateway Motorway – which provides access to the Sunshine and Gold Coast – is two minutes away. Brisbane Airport is a 15-minute drive without traffic.

Quality/Finishes

The architects have opted for a subdued multi-textured design inside aligned with exterior styling. Light timber flooring (in the living areas) complement the timber panelling in the kitchen.

The decorators have opted for carpets in the bedrooms. Each bedroom features a built-in or walk-in robe. The bathrooms have floor-to-ceiling porcelain tiling which is pretty standard.

The fittings throughout the development are of a high quality. There is  European designed kitchens with stainless steel appliances and stone benchtops (with a choice of two colour schemes).

Split system air conditioning covers the living area and each bedroom.

The development offers two lifts and basement parking, with intercom and good security, which is important when you are on a busier road in our view.

Pricing & Rentals

One-bedrooms started at $339,000. Two-bedroom apartments start from $429,000. Given how close the complex is to the city, and the comprehensive facilities available in the immediate area, this development is probably best described as affordable.

Information on expected rental returns and body corporate fees has not been provided to us.

Investment analysis

An independent report conducted by Residex stated the median value of a unit in Cannon Hill is $492,000 in 2016. The rent is $470 per week with capital growth forecast at 2.43 per cent in the next 20 years.

There is a serious mix of development taking place in the area. How serious? Around a thousand apartments will pop up. Two nearby are Verge Apartments and Lime Apartments. We suggest cross comparing them before committing to buy.

At Lime Apartments one-bedroom units start at $325,000 while two-bedroom places start at $450,000. It is a much larger development with 95 units. The benefit of this is it does have a gym, swimming pool and roof entertainment area. Verge is also a larger building. It has 70 apartments. Prices start at $299,000 for one-bedroom apartments. Two-bedroom apartments are priced from $419,000.

Builder/developer 

Thornhill Cannon Hill was constructed by developer Sunnyfield, who is a private company with not a lot of developments listed publicly thus far.

The architect, Hayes Anderson Lynch Architects is located in Fortitude Valley and is an award-winning industry player in Queensland. The company is renowned for their residential and commercial mixed-use developments.
