Located in Kelso, Townsville, River Parks is a new house and land development. There will be 1000 homes throughout River Parks when it is complete, spread across 71.89 hectares. River Parks is designed for families and young professionals, and this can be seen in inclusions like two major parks (and 2.3 kilometres of walking/biking pathways) and the house designs, which all feature four bedrooms. Lots range in size from 450 to 686 sqm, with two releases currently selling: The Retreat and The Greens. Buyers can also choose a house and land package, which are priced from $321,364.

River Parks is a master-planned development in Kelso, Townsville. Sitting nearly 20 kilometres south-west of the Townsville CBD, the new project is designed for families and young professionals. The estate has a number of parklands planned within it, along with a convenience centre and childcare centre, which will both be much-appreciated by residents — after all, who doesn’t like being able to grab groceries and drop off/pick up their children in one clean move?
Lots start at 450 sqm, and extend upwards to 686 sqm. There are currently two releases of the 1000-lot development selling, which are called ‘The Retreat’ and ‘The Greens’. Lots come in three types at River Parks: Courtyard, Traditional and Dress Circle. Courtyard blocks are designed for people who want a low-maintenance yard, and are around 15 metres by 30 metres in size (450 sqm). Traditional blocks are slightly larger, at 18 x 39 metres, and are large enough for a pool in the backyard. The Dress Circle blocks are the largest offered, at 20 metres by 30 metres, and are also large enough for a pool, along with a a slightly larger house and yard.
Buyers can also choose a house and land package for these lots. All of the house designs are four bedroom with two bathrooms and double garages. They each offer a large, open living/dining/kitchen area in the main part of the house, and a separate laundry (which is a must if you have kids!). Some of them also have a second, separate living room, which could be used as a theatre room, study or a play room.

There are two bus stops near River Parks, just up from the corner of Dunlop Street and Riverway Drive. Apart from this, public transport is a little light on the ground, so it is likely that most residents will drive (given that there’s double garages in every home though, this shouldn’t be a problem!). There are a number of shopping centres within ten minutes of River Parks — and there will also be a small convenience store as part of the completed estate — so residents don’t have to worry about getting food easily.
Residents can send their children to either Kelso State School, Rasmussen State School, or Good Shepherd Catholic School. Both of these primary schools are less than 5-minutes drive from the estate. The closest high school is Thuringowa State High School, which is a co-ed high school that has a strong focus on engaging and empowering students. They are also home to the Global Tropics Future (GTF) project, which is an award-winning partnership between the Department of Education and James Cook University designed to boost engagement in the science, technology, engineering and mathematics (STEM) subjects.
Residents will have access to a large central park and 2.5 kilometres of bike and walking tracks throughout the estate once it is complete. There will also be a playground in the central parkland, with every house no more than five-minutes walk away from green spaces.
River Parks is being developed by Devine, a well-established Australian builder and developer. They have projects throughout the country, and place particular importance on creating innovate, modern, quality developments, be it house and land or apartments and mixed-use developments.
