Parc Townhomes Sunnybank Hills is a new townhouse development located on Symons Road in Sunnybank Hills. The project has been designed with families in mind, which is evident in not only the townhouse designs themselves — which are all four-bedroom with space for two cars — but also in the greater development, which includes landscaped 7,000 sqm parkland and impressive facilities.
The location of this project is perhaps one of its stand-out features, as it sits close to a number of important amenities for families including a primary school and shopping centres. Sunnybank Hills State School is located beside the project, which is great for buyers who have primary school-aged children. Equally important for some owners who do not like being beside schools, and the resulting noise, the parkland at Parc Townhomes separates the project from the school which will essentially prevent any noise from reaching residents, really giving families with school-aged children the best of both worlds – close proximity but without the hustle and bustle that comes from being beside a school.
Projects Facts:
Parc Townhomes at Sunnybank Hills is a new townhouse development sitting on one of the largest blocks in the suburb at 30,000 sqm. Stage One of the project is finished and is completely sold out. Stage Two of Parc Townhomes is now selling, and 46 townhouses, including 15 free-standing homes, are available with completion expected in Autumn of 2020. All are four-bedroom, with room for two cars and extra storage.
The Parc Townhomes have been designed with families in mind, which is clear in the layouts of the townhouses. The open-plan living, dining and kitchen area connects to the outdoor patio and backyard, combining the two spaces — and helping busy parents keep an eye on their kids while they play. The free-standing townhomes are slightly larger than the connected townhouses, but both are larger than average for the price range these homes fall in.
Now that Stage One of Parc is complete, interested buyers are able to view the other townhouses to get a feel of what theirs would look like. For those who are perhaps a bit hesitant about buying off the plan, this gives buyers an opportunity to see the quality and get a feel for the surrounding community before they buy. We highly recommend doing an inspection. These can be booked by simply completing the enquiry form on the side of our review which will send your details directly to the Developer, BriStar.
A great feature of the townhouses is that there are so many communal facilities available for residents to enjoy. With 7,000 sqm of communal parklands, residents have space to play with their children, relax and workout adding to the sense of community. Having access to a parkland like this within the development itself is great for residents, as it has been shown that 120 minutes per week can have massive health benefits. As we point out above the green space will also help to block any possible noise from the nearby school as it grows and develops.
The display suite for Parc Townhomes is located onsite, at 39 Symons Road, Sunnybank Hills. It is viewable by appointment only (which you can book by registering your interest here) but also has open hours; Monday 2pm-4pm, Tuesday 1pm-4pm, Wednesday 1pm-4pm, Thursday 10am-2pm, Friday 1pm-4pm, Saturday 10am-3pm.
Construction on Stage One of Parc Townhomes is now complete and is 100% sold out. Construction on Stage Two is underway and is expected to be ready for occupancy in Autumn of 2020.
Parc Townhomes are located at 39 Symons Road, Sunnybank Hills. This puts it beside Sunnybank Hills State School, which is great for families who have primary school-aged children. Pinelands Road is one of the main roads running through Sunnybank Hills, meaning residents have easy access to a number of local amenities and quick and easy access to major arterial roads making commuting to work easy. Within comfortable walking distance are also a number of important amenities including a 7-Eleven, Coles and pharmacy.
There are two main shopping centres in the area. Pinelands Plaza, which is two minutes up the road from Parc, is home to a number of smaller cafes, restaurants, and amenities including a hairdresser, post office, and optometrist. This is the main shopping centre for locals, as it holds a Coles and a number of other boutique shopping stores (and it is also the main source of takeaway food on those nights where residents just don’t feel like cooking!). Sunnybank Hills Shoppingtown is a much larger alternative a few minutes drive away with everything from a swimming school to a Woolworths, Coles and Aldi.
As is evident on the map above, there are also a number of schools in the area, beyond Sunnybank Hills State School. Sunnybank State High School is a co-educational secondary school for students in years 7 – 12, and quite a number of students move from the state primary school to the high school together. Another primary school close by is Our Lady of Lourdes Catholic Primary School, another co-educational school which caters to children in Prep to Year 6. St Thomas More College is a catholic high school in the area known for its strong sporting programs. Carinity Education Southside is an alternative high school option for girls in the area. If you’re looking to upskill or continue your tertiary education, TAFE has a campus located close by.
Residents have access to a number of communal facilities at Parc Townhomes. Residents will have access to 7,000 sqm of communal landscaped parklands throughout the estate, which makes Parc ideal for families. Combined with the community recreation centre, BBQ area, the pool, giant concrete chess board, yoga lawn, community garden and playground, there’s something to keep every member of the family healthy and happy.
Another feature we liked was the ten secure bicycle spaces and 15 visitor car parks that will be available.
All of the townhouses at Parc Townhomes are four-bedroom, three-bathroom. The major differences between the townhouses and the free-standing townhomes is that the free-standing townhomes are slightly larger on the ground floor (108 sqm compared to 94 sqm). All of the townhouses have extra storage areas throughout, and cleverly use space to allow residents to get the most out of the areas. For example, there is extra storage below the stairs, and the living, dining and kitchen areas are connected to bring more light and air into the area.
There are a few different floor plan variations at Parc Townhomes, which is great for buyers as it gives them variety and the ability to choose a floor plan that will best suit their lifestyle. If you would like to see the floor plans of the freestanding townhomes, please enquire below.
The ground floor of the homes is open-plan, as you can see in the floor plans above. The kitchen, dining room and living room are all connected, which is always nice as it allows residents to interact easily. There is a separate laundry area, a great feature — especially if you have children, and need somewhere to put the mountains of laundry before you have friends over!
The townhouses are all four-bedroom, with all of the bedrooms located on the second storey. The master bedroom has its own ensuite bathroom and walk-in-wardrobe, which is something residents will appreciate. The second bathroom upstairs has a bath in it, which is a nice touch as you don’t often see this as standard in a townhouse. There is also a study nook area on the second floor, another feature we like, because it gives residents a place where they can do work or school study away from their bedrooms (great way to ensure that your child is doing their homework and not playing video games in their room!).
All of the townhouses at Parc are finished to a high quality, indicative of the fact that they have been made with families — and all the chaos that can come with them — in mind. All of the finishes have been done in neutral colours, to allow residents to put their own taste into their home and truly make it their own. This is reflected in the white and pale grey wood-imitation cabinetry in the kitchen, and white finishes throughout the rest of the main spaces like the kitchen, living room and dining room. Wooden flooring throughout these areas — except for the tiled bathrooms and carpeted bedrooms — is a great inclusion, as not only is it cooling throughout the hotter months of Queensland summers, but it also looks great.
All of the appliances and finishes are stainless steel, which will outlast the kids living at home (and look good whilst doing it!).
Body corporate fees can differ slightly between the townhouses, but on average residents will be paying between $49.71 and $52.75 per week. This is about average for townhouse developments in the area, which is great considering the size of Parc Townhomes and the community and sense of belonging that comes along with it. If you want to learn more about what body corporates are and why they can be important, read the article below.
The development is geared toward owner-occupiers so the developer has limited investment information. To learn more about Sunnybank Hills, please use the link below.
