Eve On Erneton is just three levels high, with a total of 12 apartments. There are only two and three bedroom apartments in this project.
Eve on Erneton is located on Erneton Street, a nice little dead end street located in between two major roads – Enoggera Road and Wilston Road. This means that residents get the convenience of living near a major road, with the calm of living on a dead-end street.
On top of this, Eve On Erneton is walking distance from bus, train and shops. It is under construction and due to be completed in May 2017.
Eve On Erneton is just three levels high, with a total of 12 apartments. There are only two and three bedroom apartments at this project.
There are 7 x two bedroom apartments that range from 60m² to 81m² internally. These start from $480,000 for a 60m² two bedroom apartment with one bathroom and one car park. Our pick of the two bedders has to be apartment 1 on the ground floor. It is priced at $560,000 and has the biggest deck in the building at 39m². It is 71m² internally.
Many apartments have separate laundries and some of the three bedders come with study nooks.
There are two guest parks available at this project. There is a reasonable amount of off street parking available at this location as well. The developers have also provided 15 x bicycle parks for residents of Eve On Erneton.
Animal owners will be happy to know that this is a pet friendly apartment complex.
Location:
Eve On Erneton is located at 53 Erneton Street, Newmarket. It is situated between two other low-rise apartment buildings of three levels.
Erneton Street is a quiet, hilly residential street with mostly Queenslanders and small apartment blocks. Erneton Street is located between Enoggera Road and Wilston Road, both of which are relatively busy. However, the top of Erneton Street does not connect to Enoggera Road. This makes the street much quieter than it would otherwise be, because there is no through traffic. Residents of Eve On Erneton will essentially be living in a cul-de-sac.
Newmarket Train Station is at the bottom of Erneton Street, about 300m from Eve On Erneton. Residents of Eve On Erneton can get to Central Station from Newmarket Station in less than 15 minutes. There is also a bus stop next to the train station that will get residents into the CBD in around 20 minutes.
Newmarket Train Station is currently undergoing some construction works to provide a new pedestrian footbridge and lift providing access from Abuklea Street West to the platforms and subway, a refurbished ticket office and upgraded CCTV and station lighting among other things. Below is an artist’s impression of what the station will look like once the upgrade is completed. Works are expected to be completed by late 2017.
The Alderley Dog Park is a ten minute walk from Eve On Erneton. This is quite a big dog park that owners will love taking their pets to.
Residents can drive to Newmarket Village in a few minutes. This is a great local shopping complex with a Coles, newsagent, dentist, doctor, Grill’d, sushi place and more. It is also undergoing an upgrade at the moment with the addition of cinema’s and additional retail space.
Newmarket is a predominantly residential suburb that is located around 5km north of Brisbane’s CBD. The suburbs surrounding Newmarket include Kelvin Grove, Herston, Wilston, Grange, Alderley, Ashgrove and Red Hill. There were 4,452 living in Newmarket at the last Census. The predominant age group is 25 to 34 years and the median age is 32 years. Households in the suburb are predominantly young families.
Quality and Finishes:
As these apartments are predominantly targeted to owner occupiers, the quality of finishes is quite high.
The kitchens are fitted with Smeg appliances. There are also Roger Seller products in the kitchens and bathrooms.
The kitchen and living area has timber flooring and the living areas are finished with exposed concrete in parts which creates a nice, modern effect.
The benchtops are Calcatta Porcelain which is hard wearing and has a marble-like finish.
The ceilings at Eve On Erneton are slightly higher than average at 2.7m. This will make a marked difference in how big the apartments feel inside. Given the apartments are not overlally large (at 60m² the smallest 2 bedder is quite small) the extra ceiling height will add to the sense of space.
These apartments have pendant lighting and also track lighting in the kitchen which is interesting.
There is ducted air conditioning throughout these apartments and ceiling fans to the bedrooms.
The body corporate rates at Eve On Erneton are lower than some other, larger apartment buildings. Owners at this project will pay between $1,900 and $2,050, depending on which apartment they have.

There will not be on-site management at this project.
Local Competition:
The Garden Terraces is a new project of a similar size to Eve On Erneton. It is located on Garden Terrace, which is the next street over from Erneton Street. There are a few projects nearby in Lutwyche that are also of a similar size and quality to Eve On Erneton. One of these is Twenty One Lutwyche. Others include Vantage and Velo.
This project is being developed by Your Style Homes. This is a small, private development company with projects in Queensland and Victoria. Recently, they have completed projects in Bulimba (Altura), Nundah (Willows) and other areas of Brisbane.
The construction company working on Eve On Erneton is Murphy Builders, who were established by Leigh Murphy in the ’70s. They completed a range of different projects across different sectors. In terms of apartment projects, they have not recently completed any in Brisbane, but have done many on the Sunshine Coast and New South Wales.
