Vue Broadbeach is a development on the Gold Coast that was marketed toward owner-occupiers when originally selling. The design of the building is quite unique with a rounded edge style that is becoming more common, but which is still quite rare on the Gold Coast, and as a result we believe it is quite attractive to look at. Located at 10-12 First Avenue, Broadbeach, Vue is in the northern end of Broadbeach, and is not far from Surfers Paradise, the heart of the Gold Coast.
The lobby emulates this flowing design, with a cavernous opening designed to allow as much space as possible. It’s impressive!
Every apartment has ducted air conditioning, and comes with one car park. This could be an issue as there is limited street parking around Vue.
As you can see in the below floor plans, the kitchen is a little on the smaller size. Overall though this is not an unusual size for new apartments of this calibre and price in the Broadbeach / Surfers Paradise area. The kitchens all include a traditional design, except for apartment types A and D, which, due to their round shape, have a walk in rather than galley style. This is definitely a different approach, with almost all apartments in Australia adopting the open plan galley style. So whilst they are walk in, they are also ‘look out’! What we mean by this is that the floorplan style abuts the balcony, so your kitchen benchtop actually opens onto the balcony. So you will be literally cooking and looking, passing food even, straight to your balcony. It will not doubt be magical on beautiful still summer days. It will be a walk in styled kitchen on wet and windy days. It no doubt appeals to some buyers and is a welcome architectural approach that is quite rare.
These kitchen designs are all a bi-product of the external shape of the building and one that we have to say we would be happy to live with. As we touched on above, the architectural style is striking and bold, and will be a welcome additional to the Gold Coast skyline in our opinion.
One aspect of the Vue floor plans that we really like is that they are designed to optimally allow cross-breezes through the apartment, in no small part due to all the floor-to-ceiling windows and again the distinctive oval shape. It is a particularly great feature given that Vue is so close to the beach, so you really can make the most of those beautiful ocean breezes.
Some of the two and three bedroom apartments have an additional study room, which might make them ideal for professionals, or those with a small family. Some of the studies are quite large, so they could easily become a third bedroom for short term holiday makers, or even a bedroom for a child.
Vue does have great views of the ocean, but it is not beach front, meaning the views may be built out at some point. There are a number of smaller 5 level buildings directly in front of Vue which prevent a beach view for lower levels. There are no planned new developments in front of Vue at this time, so above level 5 generally has excellent water views.
Something about Vue Broadbeach that makes it wonderful to live in is the apartment’s orientation to the north. This means that each apartment catches as much natural light as possible, but doesn’t take the full force of the rising or setting sun (which is great for summer).
The residents amenities are also excellent. All of these – the pool, sauna, sun deck, yoga area and residents lounge – are found on level two, long with a Teppanyaki Grill, and a planned Fine Dining restaurant.
FEBRUARY 2020: Vue Broadbeach has now finished construction and residents have begun moving in.
JANUARY 2020: As is evident in the images below, construction is nearly complete, with the finishing touches now mostly in place.
DECEMBER 2019: Vue Broadbeach has now finished major construction, with minor finishing works still ongoing.
North Broadbeach doesn’t have too many developments at this point in time, but that is all set to change over the next few years. The is a traditional beachside holiday suburb populated by predominantly houses, small walk up unit developments from the 70’s and 80’s and a small number of mid size towers build over the past 20 years. It is close to Surfers Paradise however, so we would recommend comparing Vue with a number of similar projects that we have featured on our site in that suburb.
Vue is situated near some excellent restaurants, such as Four Winds Revolving Restaurant, which is only 217m away, and more casual dining places such as Chiangmai Thai Restaurant Broadbeach, which 378 meter’s walk away. This location is generally residential though, so it will have a more laid back atmosphere than central Broadbeach of Surfers Paradise. You will have a walk to the many bars and restaurants that both suburbs offer. We don’t think this will be viewed as a negative by the owner occupiers and investors who deliberately choose the quieter location that Vue offers.
There are several schools close to Vue Broadbeach, such as Broadbeach State School, which is 6 minutes drive away, and Surfers Paradise State School which is also 6 minutes away. The Southport School (known as TSS), a private all-boys school, is 14 minutes drive away, and their sister school, St. Hilda’s, is 17 minutes away.
Vue is located centrally enough for their to be several bus stops in the surrounding area, however there isn’t a bus stop located on First Avenue. This isn’t a major issue for most people, as the next closest bus stop in located nearby in Second Avenue, a three minute (two if you walk quickly) walk away. The Florida Gardens Tram stop is five minutes walk away, beside the Gold Coast Highway. Accessing it requires crossing the Gold Coast Highway. Vue is close to most transport options, but is probably a little difficult from a public access point of view if you have any mobility issues, so we suggest older buyers keep this in mind.
Vue is across the road from Biarritz Apartments, and there are several other apartment blocks nearby. None of these significantly impede the views from Vue.
Vue has some really nice kitchens! We talked about the kitchen style that abuts the balcony (see below) which we really like. They are very distinctive and will not appeal to everyone, but we like them. They feature SMEG appliances integrated into the stone benchtops, and the wooden accents make the whole area very contemporary.
The whole apartment, and even the residents floor, maintains this contemporary and airy feel.
