The Surrounds Helensvale: House & land packages with great connectivity

The Surrounds is a new community located in Helensvale on the Gold Coast. There are 620 land plots being sold, with more than 30% of the site dedicated to green and open spaces. The large estate is located walking distance to Westfield Helensvale, with pedestrian access integrated into the site to connect it to the neighbouring shopping centre. Over 260 of the land plots have already been sold.

The Project

The Surrounds Helensvale offers 620 lots for sale as either an independent land purchase or purchase as a house and land packages. Ten different builders are working with the developers Villawood on homes at The Surrounds, to make sure buyers have as much choice as possible when it comes to building their dream home.

There are several house and land packages available with multiple builders offering customised packages to suit each lot. Most homes offer four bedrooms, two bathrooms and a double garage, however, some of the larger blocks offer house and land packages with three bathrooms and five bedrooms, to accommodate for larger families or those that just crave more space. House and land in Stage 2C start from $593,948 and extends up to $971,000. The majority of the complete house and land packages for sale in this current release are priced around $650,000.

We love…

  • The leisure centre offered as a part of the estate is wonderful, especially considering it is offered without any body corporate fees.
  • The Surrounds Helensvale estate is very connected to the surrounding area, and transport to and from the Gold Coast is simple.
  • The large display village makes it easy to select and build your dream home.

But remember that…

  • With a development as large as this, expect construction of neighbouring properties for quite a long time. This may also cause some road disruption in the area.
  • In the current stage, the cheapest house and land package start from $593,948, putting this estate out of reach for most first-home buyers.
  • The M1 can get very congested on weekends and during peak hour. Commuting to Brisbane for work could take over an hour each way.

The Location

The Surrounds Helensvale is located off Country Club Drive, situated just behind Westfield Helensvale and Helensvale Train Station. The Pacific Motorway is just 4-minutes drive heading in either direction, meaning you can be well on your way to Brisbane or the Gold Coast in no time. As well as Westfield Helensvale being within walking distance, Harbour Town shopping centre and Helensvale Plaza are also close by, with a vast range of shops to chose from. Dining and entertainment options are also right on your doorstep, with the new night markets bringing yet another new offering to the area. The night markets, Night Quarter, are located right in Helensvale and consist of plenty of food-truck style eateries, musicians and arts and crafts. The Night Quater markets are on every weekend.

Helensvale is an ideal location for families. The Gold Coast beaches are just 20 minutes away and 35 minutes from the beautiful rainforests of Lamington National Park (which makes for an excellent day trip). Close by in Coomera sits the Gold Coast’s major theme parks: Dreamworld, Movie World and Wet’n’Wild.

When it comes to local schools, you’re spoilt for choice at The Surrounds. Helensvale State School and Jubilee Primary School are both accessible in a 6-minute drive. A.B. Paterson College is also close by in Arundel for those looking for a private school. The closest university is Griffith University’s Gold Coast Campus in Southport which is 10 minutes away.

In terms of public transport, The Surrounds is very connected with Helensvale Station located just across the road from the entry to the estate. As well as trains and buses, there is also a light rail station, connecting Helensvale to the Gold Coast’s main precincts with ease.

Communal Facilities

As well as a state-of-the-art central park with playground equipment to make any kid (or kid at heart) squeal with glee, The Surrounds also offers residents access to a unique Leisure Centre. This Leisure Centre is designed as a space to meet, socialise, relax and enjoy. The area will include a large cafe, chill out zones, a multi-purpose room (that can be rented for private functions) a large lap pool, sun lounging areas, change rooms and showers as well as a fully-equipped gymnasium. As well as the lap pool, there’s also a wading pool area zoned off especially for the little ones. The Leisure Centre facilities are all provided to The Surrounds residents completely free of charge for the first two years. This is currently under construction with completion of the Leisure Centre scheduled for April 2019.

Land Details

The Surrounds Helensvale comprises of 620 lots in total, 265 of which are currently sold. Stage 2C is currently selling, with several future stages still to be released. Frontages of blocks at The Surrounds range from 10.5 to 16 and depths from 25 through to 32. The average land size of the current stage is 432m², with some as big as 490m².

The next stage to sell will be 2D which has also been dubbed the Parkview Release. The Parkview Release features 15 lots facing out to the reserved green space of Conservation Park and Coombabah Creek. These lots are a little larger on average, with some corner blocks offering between 520² and 650m² in space.

Investment Analysis

As The Surrounds is heavily geared towards an owner-occupier market, there are no rental appraisals available. Looking at Helensvale as a whole though, the area has an annual growth rate of 4.9% and high rental demand. The median price for a three-bedroom house in the suburb is $660,000, fetching an average of $630 a week in rent. When looking at the exclusively new house and land developments, the average price for a house and land package in the area sits at $600,000 for lots around the 400m² mark. When comparing these figures and considering the amenities provided at The Surrounds, this land estate is likely to produce solid long-term cash flow for potential investors.

Neighbouring Projects

In the rapidly developing pocket between Brisbane and the Gold Coast (otherwise termed northern Gold Coast growth corridor), there is a slew of new house and land developments. Also in Helensvale, you’ll find townhouse development, Careel Mews, offering three-bedroom townhomes from $475,000. In neighbouring Pimpama, Gainsborough Greens estate offers land from 375 – 1046m² starting at $246,000 for the land and packages from $477,990. Pacific Cove, also in Pimpama is also selling house and land packages for under $500,000. In Coomera, Otto Estate is also currently under construction.

The Developer

Villawood Properties are the developers of The Surrounds. Since 1989, Villawood has been developing land estates primarily in Melbourne, with four communities in South East Queensland. As well as The Surrounds Helensvale, Villawood Properties are also currently selling two other large land estates in the Brisbane-Gold Coast growth corridor. Montego Hills is located in Kingsholme and offers large acreage blocks and Sequana is located in Logan Reserve, offering decent sized blocks close to the Logan River.

Display Village

Open 10am – 5pm daily, The Surrounds Helensvale is currently home to the largest single display village on the Gold Coast called “The Designer Display Village”. Located on Clover Way and Cyan Street, the on-site display village has 31 full homes by ten different builders to make selecting your dream home easy. Builders with display homes at The Surrounds Helensvale includes: Plantation Homes, Porter Davis, Simonds, Brighton Homes, Aston Milan, McCarthy Homes, Chelbrooke Homes, G.J. Gardner Homes, Stylemaster and Metricon.

The sales display is located across the road from the display village.
