Yeronga Redevelopment: Old TAFE site set for transformation

As of the 10th of August 2018, the three-hectare area of the old Yeronga TAFE site was declared a Priority Development Area (PDA) by the Queensland Government. Was is currently a vacant site has been selected for specific accelerated development, which will not only impact the site itself but Yeronga redevelopment as a whole. The government’s vision for the site is to develop a state-of-the-art community centre as well as retail and commercial uses and varied housing options.

This initial plan for the Yeronga redevelopment, located off Park Road and Villa Street, is likely to be altered as a rigorous development scheme is put in place over the next 12 months. Demolition of the existing old TAFE buildings on the site is scheduled for the 2018 Christmas school holidays.

The Queensland Government community engagement sessions, held back in March of this year, were instrumental in putting together the current plan for the PDA. 66% of the community support the concept plan, with the majority of concerns surrounding traffic and parking and integration with the Yeronga State High School. As the school is across the road from the PDA, Economic Development Queensland has been working closely with the school since 2017 and will continue to do so throughout this development to ensure ideal outcomes for everyone in the community. As a part of this plan, the school will gain another 2 hectares of land as well, to allow for future growth.

The shining feature of the current Yeronga redevelopment plan is the Yeronga Community Centre, which will provide a much-needed permanent home for local community groups. The centre will also offer a variety of amenities and outdoor spaces to cater for a large spectrum of community-based activities. Joining this community centre will be an array of medium-density apartments and townhouse complexes — a rare offering in the area.

Only 5km from the Brisbane CBD, Yeronga is set to experience major growth in the next few years thanks to strong capital growth and the infrastructure and community benefits the Yeronga redevelopment PDA area will provide once complete.

Once a development scheme is prepared for the area, a completion date will be announced. This scheme approval is scheduled for mid-2019, and construction will commence as soon as possible after this point.

Yeronga joins 6 other Priority Development Areas in Queensland: Bowen Hills, Fitzgibbon, Herston Quarter, Northshore Hamilton, Queen’s Wharf Brisbane and Woolloongabba. Yeronga is the only new development area to be announced in Brisbane since 2016.
