As we mentioned there are a total of 33 apartments over the two towers. The apartment mix is as follows:
1 x Bedroom : 3 Apartments
2 x Bedroom: 28 Apartments
3 x Bedroom: 2 Apartments
The design of the building is quite different and is definitely interesting There are two towers but they are connected by one foyer. Tower 1 – Anstey consists of 22 apartments and Tower 2 – Fordsham consists of 11 apartments. For people who want a bit more privacy, Tower 2 would be the better choice as there are fewer apartments per floor.
In regards to parking, all apartments come with a minimum of 1 car space, with a small number with two. There are also 8 designated visitor carparks on site which is important. On-street parking will prove to be an issue we believe as Anstey street is a very narrow street, providing a relatively limited number of parking opportunities. Parking in the surrounding streets such as Lever Street will pose an issue also as these surrounding streets are quite narrow as well.
The views from the higher, city facing apartments will be quite nice, getting an excellent and unimpeded view of the Brisbane city skyline. The non-city facing apartments will have suburban views over Albion but will also look into some neighbouring buildings as well.
There are no standout resident amenities at Urbane such as a pool or rooftop gardens, both of which are quite common in similarly sized apartment buildings in Brisbane at the moment.
The balconies on some apartments, as you can see in the above floor plans, are quite large. We particularly like the design on the larger 3 bedroom apartments that have a large wrap around balcony which will facilitate a very open and airy living space. It will also allow cross breezes to flow through the apartment, a big plus and a design feature we always look out for here at Propertymash.com. For a subtropical city, unfortunately, this is a rarer feature than you would expect.
Urbane is located at 34 Anstey street, Albion. Albion is a small suburb in Brisbane’s Inner north-east. Suburbs that boarder Albion are Ascot, Newstead and Windsor. Albion is located approximately 5 km from the Brisbane CBD and takes 15 minutes to travel to the CBD by car.
Albion consists of many heritage buildings and is one of Brisbane’s older suburbs. Approximately 2,000 people reside in Albion with the average age of 33.
Urbane is located in a small street off Sandgate Road, which is a main, and very busy road. This road can be particularly hectic come peak hour and school traffic times. Anstey street is a one-way street that is very narrow and can only be accessed via Sandgate Road. If you are travelling to Urbane Apartments from the city it is very hard to get into Anstey street as you cannot access it from the left side of the road. You have to travel at least 500m to turn into a side street then get back onto Sandgate road, which is quite difficult due to the constant traffic on Sandgate road.
The closest supermarket to Urbane would be Coles Lutwyche, which is 2 km away. There are quite a few cafes and restaurants located along Sandgate road, that are within walking distance of Urbane.
Public transport is readily available and within walking distance. Albion train station is 350 m from Urbane, while there are numerous bus stops including the Abbotsford Road/Albion Road stop 18 which is 77 m from Urbane, Frodsham Street, stop 19 which is 240 m from Urbane.
There are a few schools that are relatively close to Urbane. These are St Margret’s Anglican Girls School in Ascot (1.6 km), St Rita’s College in Clayfield (2.3 km), and Eagle Junction State School (2.2 km)
The median apartment price for an apartment in Albion is $465,000 and the median rental price for an apartment in Albion is $390 per week.
The kitchens at Urbane consist of Bosch appliances, including an electric gas four burner cook-top, a multi-function oven that is situated underneath the bench, a Smeg pull out range hood and a Bosch integrated dishwasher. The bench tops in the kitchens are reconstituted stone bench tops with Timber look cabinetry. There is an 800 mm nook for a refrigerator.
The floors in the Kitchen, Living and Dining Rooms are 600 x 300 light grey porcelain tiles. There are quality recessed downlights throughout the apartments. The ceiling heights in the Living, Kitchen and Study (if available) are 2.6 m, which is an average height for an apartment ceiling.
The Bathrooms mimic the kitchen with light grey porcelain tiles throughout and reconstituted stone bench tops.
In the bedrooms, the flooring is a Wool blend carpet, with ceiling fans in all bedrooms and air-conditioning to the main bedroom with some apartments having an ensuite off the main bedroom.
The body corporate fees for this development are unknown however it can be assumed that they will be lower than average as there are limited amenities such as a pool or gym.
Rental prices have been appraised as followed:

2 Bedroom, 2 Bathroom: $470-$480

There are a few new developments in the Albion area including Crosby Park apartments which is only 650 m from Urbane apartments.
