It will feel like you are living right on the kelvin grove campus.
As a university student, sometimes it can be hard finding accommodation that is right near your campus. If you are a student at the Queensland University of Technology (QUT) Kelvin Grove campus, and you live at One66 on Herston, it will feel like you are living right on campus. The apartments are right opposite the campus…so close you could easily roll out of bed five minutes before your class starts – not that we recommend that, of course!
One66 on Herston is also perfect for workers at the Royal Brisbane and Women’s Hospital, as it is only around 1km away.
Given its proximity to these two major facilities, we would expect strong rental demand.
One66 has 11 apartments to choose from and is currently under construction. Three apartments have already been sold. There has been equal interest from investors and owner occupiers.
One66 is specifically targeted at investors given its closeness to the university and the hopsital, both major employment / student hubs. As a walkup (no lift) and no pool or other facilities common in larger projects, its ongoing body corporate and sinking fund fee’s will also be low, offering the potential of perhaps stronger income returns.
A Mitsubishi split system air-conditioner will be in the main bedrooms and ducted air conditioning will have vents in all rooms in apartments 8, 9, 10 and 11.
Buyers can choose an upgrade to have barbecue gas points and an outdoor heater on the balcony or in the courtyard.
There are to be security screens on the ground and podium levels and blinds to all apartments. A security camera will operate in the car park.
Every apartment will have a car space. The car park will be secure, with an electric gate and an intercom system.
Herston is an inner city suburb just to the north of Brisbane City. It has a younger demographic than most Brisbane suburbs with a significant university student population and also young health professionals working at the nearby Brisbane Royal Hospital.
To travel to One66, you need to take the Kelvin Grove Road Exit off the Inner City Bypass, then turn right onto Lormier Terrace and finally turn right onto Herston Road. One66 on Herston is on your left; however, parking in the area is difficult because of the Kelvin Grove campus being opposite the apartments. There are a number of paid parking places along Herston Road but your best bet is to park in the streets behind Herston Road. But even then it may be difficult.
You should expect some traffic noise as Herston Road is busy at particular times during the day. It is used as a bit of interconnection between Bowen Bridge Rd and Kelvin Grove Rd, as well as carrying general traffic servicing both the QUT Campus and the Royal Brisbane Hospital.
The 2011 Australian Census showed that Herston has a small population of around 1800 and the average age for the suburb is 29, eight years below the Australian median.
If you are into swimming, the Centenary Pool in Spring Hill is just five minutes away from One66 apartments. The Victoria Park Golf Club is also close by. It is 650 metres from the apartment building and has a bistro and bar that caters for breakfast, lunch and dinner. The golf course opened in 1931 and offers lessons, competitions, a putt putt course and a 300-metre driving range that caters to allages and golfing experience.
Aldi supermarket is three minutes away from the apartment building, and it’s the same distance to the Kelvin Grove Woolworths in the QUT campus. Up the road from the Aldi, there is also a Coles supermarket.
The closest major shopping precinct is the CBD, easily reached by walking to Kelvin Grove Station and catching the bus.
Surrounding suburbs are Newmarket, Wilston, Windsor, Kelvin Grove, Spring Hill and Fortitude Valley.
There are two one-bedroom apartments and nine two-bedroom apartments. The prices for these start at $439,000 for the one-bedroom apartment and $495,000 for the two-bedroom apartments.
Rental prices for One66 are between $420 to $450 per week for one bedroom apartments and go up to $490 to $540 per week for two bedroom apartments.
The estimated body corporate fees are between $736 and $1366 per year which is low.
One66 on Herston will not have an onsite manager.
There is to be carpet in the bedrooms and ceramic tile flooring in the living, dining, kitchen and bathroom areas. Walls will be painted plasterboard with a tiled splashback in the kitchen.
The bedrooms’ built-in robes will have shelving, drawers and hangers with mirror sliding doors.
Kitchen appliances will be from the Italian Ilve brand. Benchtops will be 20mm reconstituted stone, with an upgrade to 40mm available.
All rooms will have LED downlights, with a dimmer in the lounge. Bedrooms will have fan/lights.
There will be television outlets and pay TV in all bedrooms and the lounge room.

One66 on Herston is in a great location because it is situated near Brisbane’s leading public and private schools. Brisbane Grammar, Brisbane Girls Grammar and St Joseph’s Catholic College are all within five minutes of the apartments. Kelvin Grove State College is adjacent from QUT and so it is an easy walk. St Ambrose Catholic Primary School is a four-minute drive from One66.
Kelvin Grove Station is the closest major bus station.
A free shuttle bus runs between QUT’s Kelvin Grove and Gardens Point campuses so all you need to do is walk to Kelvin Grove and you are all sorted. To travel to the University of Queensland (UQ) St Lucia campus, you need to catch bus 66 from Kelvin Grove station to King George Square station, and then the 412 bus to the campus. It is a 13-minute drive from One66 on Herston to UQ. The University Of Queensland School Of Dentistry is a 10-minute walk from One66 Apartments.
As mentioned before, the nearest hospital to One66 on Herston is the Royal Brisbane and Women’s Hospital that is only a five minute drive.
There will be no display suite but people can arrange to talk or meet up with Place Projects sales agent Stephen Wootten onsite, at a cafe or at the Place Projects boardroom.
