Kirkland Residences are a new townhouse development in Coorparoo designed to reduce ongoing costs and maintenance for residents. Construction has begun on the project, with each of the 16 townhouses having its own unique floor plan. The townhouses include double garaging and provisions for lifts.
There are no communal facilities because each townhouse as its own leisure and entertaining spaces, which also helps to reduce body corporate levies to $35 a week.
Kirkland Residences is a new townhouse project that is perhaps best suited to downsizers and professionals. The 16 three and four-bedroom townhouses have all been designed to be extremely low maintenance, and with no communal facilities, the weekly body corporate fees are far lower than the average for the area ($35).
A similar project to Kirkland Residences is Parc Townhomes Sunnybank Hills. Similarly located behind a school, Parc sits on Symons Road in Sunnybank Hills. The project has been designed with families in mind, which is evident in not only the townhouse designs themselves — which are all four-bedroom with space for two cars — but also in the greater development, which includes landscaped 7,000 sqm parkland and impressive facilities.

Construction at Kirkland Residences is underway, with over 50% of the project now completed. It is expected to finish construction in early 2020.
Located at 80 Kirkland Avenue, Coorparoo, Kirkland Residences sits just off Old Cleveland Road and behind St James Catholic Primary School and church. Of course, with Old Cleveland Road — which is one of the main roads in Coorparoo — so close by, there are also several shops and restaurants within a couple of minutes drive, like FLUTE, a well-loved brunch location, and Bistro Korea, which is known for having extremely fresh food.
The Coorparoo Police Station is one minute away from the townhouses, and Greenslopes Private Hospital is six minutes drive from Kirkland Residences. This will give buyers some peace of mind
If you have children, there are a number of schools in the area and surrounding suburbs. This includes the aforementioned St James Catholic Primary School, which is just a couple of seconds from the townhouse project. Other primary schools include Greenslopes State School, Our Lady of Mount Carmel Primary School, and Coorparoo State School. Villanova College is two minutes drive from Kirkland Residences, and the all-boys school caters to students in years 4 to 12. Loreto College, which is three minutes away in the opposite direction, is an all-girls secondary school known for its strong art curriculum.
There are no communal facilities at Kirkland Residences to ensure that ongoing costs and maintenance are kept low.
