A new townhouse project in Albany Creek, Bella Nové has been designed for first home buyers and families. The project backs onto Sandy Creek and is located close to Albany Creek Road.
Bella Nové is a new townhouse development located in Albany Creek. The first stage of the project, which will under construction, consists of 13 four-bedroom townhouses in a variety of floor plan configurations and external designs.
As you can see from the flythrough above, Bella Nové has been designed with families in mind. Each townhouse is 183 sqm in size, and has four bedrooms, 2.5 bathrooms, and two car parks. Each townhouse also has ducted air-conditioning, which is a rather nice inclusion at this price point. On the ground floor, the ceilings are 9 ft, while the second level of the townhouses has standard height ceilings. Depending on the townhouse chosen, courtyards can range between 20 sqm and 60 sqm.
The townhouses are expected to have a 5.5% rental yield (or higher), which is slightly above average for the Albany Creek area.

APRIL 2020: Construction at Bella Nové has begun, with the Stage 1 slabs expected to be poured in the coming weeks.
Located at 68 Greensill Road, Albany Creek, Bella Nové backs onto Sandy Creek. A few minute’s drive will put residents on Albany Creek Road, which is home to a number of amenities — everything from an ALDI to a Montezuma’s Mexican Restaurant is located along this road, which is convenient. There are also other amenities such as the local Albany Creek Library, Police Station and Tavern.
There are also quite good transport options close to the development. Using Old Northern Road, residents can drive into the Brisbane CBD in less than 30 minutes. There are more than a few bus stops long Albany Creek Road, which can get residents into the CBD in roughly 40 minutes.
Buyers with children will be happy to find out that there are a number of schools close to Bella Nové. In less than five minutes, residents will find Good Shepherd Christian School, All Saints Parish Primary School, and Albany Creek State School. All three of these schools cater to children in Prep – Year 6. The closest high school in the area is Albany Creek State High School (seven minutes drive away). There are also more than a few kindergartens in the area, including Albany Creek Kindergarten (run by C&K)
Residents at Bella Nové will have access to a communal pool and BBQ area.
