A similar project to Otto is Mahala. One of the most sought-after projects in the area, Mahala offers buyers a mix of two, three and four bedroom apartments, and are designed to offer residents the ultimate “beach house” lifestyle. Prices start from $735,000.

The Project

This development is targeted toward owner-occupiers, but it would also be worth considering as an investment, given it is only 1km from the Star Casino and the Broadbeach area, both of which are developing very rapidly. Most apartments in Otto have ocean or hinterland views.

The apartments at Otto have excellent car parking available for residents, with all three-bedroom apartments and most two-bedroom apartments coming with two car parks. Extra parking spaces can also be purchased.

The two-bedroom apartments range from 74m² – 88m² internally. These apartments are priced slightly higher than the average two-bedroom apartment in Mermaid Beach, however, the quality and finishes are also above average.

We love…

  • Situated in a quieter part of the Gold Coast, Otto is located in a largely undeveloped area where highrises are less common.
  • With developers Morris Property Group having developed several high-calibre apartment towers on the Gold Coast already, buyers can purchase with confidence.
  • The kitchens are large and very functional, with plenty of bench space and storage space.

But remember that…

  • The location on the Western side of the Gold Coast highway means access to the beach is a five-minute walk.
  • Residents are likely to hear some traffic noise from the highway.
  • As Otto Mermaid Beach isn’t situated on the beachfront, there’s no guarantee a large development won’t pop up in front of Otto in the future, potentially blocking breezes and views.

The Location

Otto is located at 1 Bondi Avenue, Mermaid Beach. This is the corner of Bondi Avenue and the Gold Coast Highway. Mermaid Beach is removed enough from Broadbeach for it to have a much more relaxed atmosphere and residents pride themselves on the close-knit vibe of the neighbourhood. However, the area has definitely seen a lot of growth and redevelopment over the last few years, as both the Pacific Fair Shopping Centre and the Gold Coast Light Rail have been renovated and upgraded. As the area around Broadbeach is growing, this area is transforming, and Otto is part of the new wave of development. Unlike Broadbeach and Surfers, Mermaid Beach is still primary low-set residential homes and the homes that run along the beach front are some of the most expensive on the Gold Coast.

Given how busy the Gold Coast Highway is, there will undoubtedly be noise carried into the apartments facing it (these are the beach-facing apartments). That said, being so close to the highway makes public transport from Otto extremely easy to come by. The two closest bus stops are less than two minutes walk away, and there are 11 bus stops within a 1km radius from Otto, making the spot ideal for commuters.

The closest schools are Broadbeach State School, which is for children in Prep – Year 6. Otto falls within the catchment area for this school, as does Miami State High School, which is for Grades 7 – 12. Both of these schools are less than five-minutes drive away, meaning that Otto is well-placed for small or growing families.

Communal Facilities

Every apartment comes with air conditioning and the building includes a wide selection of amenities, such as the pool, gym, cabana terrace, and a covered outdoor dining and lounge balcony with a BBQ. Every resident has access to the underground basement, but 22 of the two-bedroom apartments also have two side-by-side car spaces.

Apartment Details

Otto Mermaid Beach has a traditional open-plan design providing maximum space in the living and dining areas, with good flow through to the balcony space. The floor-to-ceiling windows and curved balconies are designed to make the most of the Mermaid Beach lifestyle.

All apartments have air conditioning to the main living areas and all bedrooms. In the two bedroom apartments, the air conditioning is split-system, with the compressors being housed in a service area (this is great because it saves balcony space and avoids noise). The three-bedroom apartments have ducted air conditioning.

Floor Plans

As the floor plans show, Otto Mermaid Beach has rather spacious balconies and internal areas. Some interesting observations on the floor plans are the extra-large hanging wardrobe in most main bedrooms. The floor plan with a long entrance to the bedroom lends itself to a large hanging space, as well as additional noise privacy.

The floor plans will be suitable for either investment or for owner-occupiers, as generally, the bedrooms are well separated.

The eight three-bedroom apartments are 101 m², come with two car parks and start from $769,000. These apartments come with ocean views and a curved balcony. The layout of the three-bedroom apartments focuses on open-plan living throughout the communal areas (living, dining, kitchen) with bedrooms 2 and 3 separated nicely from the living area. The walk-in wardrobe and ensuite of the main bedroom are placed between the main and secondary bedrooms, offering a great buffer for noise which will be excellent for families.

Quality and Finishes

The layout of the kitchen is consistent throughout all apartments. Each kitchen has an island bench, an electric cooktop, a Fisher & Paykel Multi-function oven, a dishwasher and range hood. All kitchens consist of reconstituted stone benchtops with timber laminate cabinetry. The splashback is tile, which makes cleaning easy.

The flooring throughout the living areas, bathroom and laundry areas is tiled, while the bedrooms are carpeted. This is ideal for beachside apartments because it makes them easier to clean. The living areas have floor-to-ceiling glass to capitalise on the view and allow natural light and sea breezes to flow in. Another benefit of floor-to-ceiling glass as the entry point to the balcony allows the balcony to become a part of the living space.

The bathrooms have tiled flooring. All bathrooms throughout the development, including the three-bedroom apartments, have single sink vanities, even in the ensuites which you may expect to have a two sink vanity in some apartments. This may be an issue for some people (especially if you’re not used to sharing).

Investment Analysis

Research shows Mermaid Beach has one of the lowest vacancy rates (1.4%) and people are willing to pay a premium to live in new apartments there. The average rental for an existing older unit is around $390 a week, whereas new units get about $615 per week. Expected rental return for apartments at Otto apartments range from $525 – $795 per week.

Mermaid Beach is also undergoing significant urban renewal, and infrastructure upgrades — such as the Gold Coast Light Rail extension (G: Link) — making the area one to watch as it evolves.

Neighbouring Projects

Otto is currently one of the few developments underway within Mermaid Beach. Mahala, a 94-apartment tower on 15 Peerless Avenue has just recently been approved.

Body Corporate

The estimated body corporate fees are $85 a week for the two-bedroom apartments and $112 per week for the three-bedroom apartments. At this point in time, there is no onsite manager.

The Developer

Otto Mermaid Beach apartments are being developed by Morris Property Group. Based in Canberra, The Morris Group has developments in ACT, NSW and QLD. Morris Property Group is making waves on the Gold Coast at the moment, with four other developments also selling off-the-plan. Otto is the only Morris Property Group development in Mermaid Beach, with the company also working on Sandbar in Burleigh, as well as Opus, Koko and Qube, which are all located in Broadbeach.

Display Suite

Currently, there is no display suite as it was demolished when construction began. A temporary display is located at the back of the KOKO Broadbeach display, located at 12-14 Elizabeth Avenue, Broadbeach.

I did buy off the plan and await the project rise from the ground .i pass the site once a week.the only downside is the highway but i am on level 6 so maybe not so bad.still that is a small compromise fo a great location

I also bought off the plan , living in a big 4 bed home and huge block can not wait to be surprised as to what awaits me only downfall as of now is a great light poll out front and prey it may go.
