Suburb Profile: Lutwyche

The suburb of Lutwyche

Geographically, Lutwyche is a near-inner-city residential suburb located in the northern suburbs of Brisbane, just 5 kilometres from the city centre. Transport-wise, Lutwyche sits between Wooloowin Station and Albion – both being a short train ride into the city and only 1 or two stops to Bowen Hill Station, a major station that every train in Brisbane must pass through.

A major Translink busway station in also located in Lutwyche, connecting you with multiple routes to and from the city. At peak time on a weekday, you should be able to get to the City by Bus or Train within 20 – 25 minutes. So it provides excellent public transport for commuters to both the city and to the Airport.

Perhaps the defining feature of the suburb of Lutwyche is the road that carries its name, and which dissects the suburb. Lutwyche Rd is a busy main road directly linking Lutwyche with the city and Airport via the Clem7 and Airport Link tunnels. It also carries traffic to the major northern suburbs of Brisbane and through to the Sunshine Coast. With two lanes in both directions, it is a busy road. You should expect road traffic noise if you live near Lutwyche road.

In terms of demographics, Lutwyche is a young area, as well as being affordable, with many young families buying and renting in the area. Units to buy are averaging at $480,000 and units to rent are $395pw (correct as of January 2017). According to a 2011 census, the population of Lutwyche was 2,801 and the median age being 33, which is 4 years below the Australian median.

The area is fairly green, particularly to the west of Lutwyche Rd, with 3 good sized parks, two of which back onto the Kedron Brook Bikeway and the Kedron Brook. So it’s a good area for keeping fit in the great outdoors – walking the dog or taking the kids out on a bike ride. If you prefer to keep fit in the gym, Lutwyche boasts 4 gyms including Fitness First and Jetts. Schools in the area include Kedron State High School and Wooloowin State School. Universities within a 10km radius include Australian Catholic University and Queensland University of Technology campuses.

Lutwyche’s neighbouring suburbs are Gordon Park and Grange, with Lutwyche sitting immediately north of Windsor. In terms of new apartments and redevelopment, Lutwyche is certainly leading the way in this area, or is it trying to simply ‘catch up’. In the last 5 years, there’s been a surge in apartment projects in the Lutwyche area. And, with the new refurbishment to Lutwyche City Shopping centre, there is sure to be many more in the near future.

Lutwyche City Shopping Centre – a major refurbishment coming

Lutwyche City Shopping Centre is the major shopping centre for Lutwyche and for surrounding suburbs. Built in 1974, it was recently announced that it would shortly be undergoing a major refurbishment. Anchored by Coles and Aldi, who are staying, the refurbishment will contribute to the strong impetus that is transforming Lutwyche into a modern inner-city suburb.

Twenty One Lutwyche

Twenty One Lutwyche features 27 one (1), two (2) and three (3) bedroom apartments over five (5) levels. All apartments from level one and above will get views of Brisbane CBD. The apartment block is just 100m from the busy Lutwyche road, which could cause some traffic noise and congestion, but if you want to use public transport, then this would be a good location for you.

Vantage Lutwyche

Affordable living but situated on the busy Lutwyche road. Vantage Lutwyche is being targeted at both “sharing professionals that need their own space” and owner-occupiers “seeking above-average sized apartments.. Vantage Lutwyche has good sized apartments at an average of 79m² internally and up to a maximum of 85m². There is also a communal 160m² rooftop terrace area with city views, which includes a pavilion and barbeque area ideal for having friends and family round. Again, this is on the busy Lutwyche road, which may offend some with the road noise.

Velo Apartments Lutwyche – Luxury apartments

The new Velo Apartments in Lutwyche are still under construction at the time of writing this article (Feb 2017, they were hoping to be completed late 2016) and are situated right on Bradshaw Park, which features playgrounds, picnic and barbecue areas as well as the Kedron Brook Bikeway. A good location for young families and young couples alike, who prefer an apartment location in a quieter area of Lutwyche which still has access to the transport links the area offers.
