With white sandy beaches on your doorstep, Broadbeach is more than just a tourist destination. Little brother to the neighbouring Surfers Paradise, Broadbeach takes things a bit slower. However, with a huge number of new developments coming to the suburb over the next few years, we anticipate Broadbeach is about to enter the big league.

Location & Transport
Situated just off the Gold Coast Highway, between Surfers Paradise and Mermaid Beach, Broadbeach is nestled right in the heart of the Gold Coast. Easy access to the highway means making your way up and down the coast, as well as inland to beautiful regions like Springbrook never takes too long. While there are quite a few parking bays throughout Broadbeach, they are very busy even on weekdays, and on weekends it’s near impossible to nab a park.
Walkability and public transport around Broadbeach is great, with convenient access to the G:Link light rail system that runs across the coast and provides access to key destinations including shopping centres and retail precincts.
While the bus system is more comprehensive, the G:Link light rail system is definitely a big plus for the Gold Coast, with trams running every seven minutes or so. Another great feature of Broadbeach is the newly launched bike share scheme, Mobike, operating similarly to Brisbane’s CityCycle. Located between Surfers Paradise and Burleigh Heads, you can rent them via a mobile app. Some Mobikes even have surfboard racks!
Lifestyle
With all the new luxury apartments popping up throughout the suburb, the skyline of Broadbeach is definitely shifting further away from free-standing homes and duplexes towards high-rise living. The area is a favourite for downsizers, living the dream of retiring to the beach. There is also a plenty of young professionals without children living in Broadbeach — with families making up only 36 percent of the suburb’s residents.
Broadbeach boasts many local retail and dining options, with plenty of internationally inspired restaurants to get you through the week without eating the same thing twice. Federation Park and Kurrawa Park are located just off the beachfront with an excellent playground for the little ones, fortnightly markets, and the Kurrawa Surf Club which had a recent facelift in time for the 2018 Commonwealth Games. The Oasis Shopping Centre sits right in the heart of Broadbeach, with plenty of retail and dining options in the newly renovated alfresco area. There are also new boutique shops and restaurants popping up all the time around the expanding Oracle Boulevard at the back of the shopping centre.
For those who are partial to a touch of retail therapy, you can’t go past Pacific Fair, only six minutes drive from Broadbeach, Pacific Fair has undergone a huge expansion and has over 400 retailers, with luxury brands aplenty. Next door to Pacific Fair, the newly upgraded Star Casino, Dracula’s Cabaret, and the Gold Coast Convention Centre provide lots of events and entertainment. When it comes to entertainment, Broadbeach has it sorted, with a whole host of beachside live music festivals throughout the year.
Education
In terms of local schools, Broadbeach State School sits on Alexandra Avenue, putting it within walking distance of the majority of the suburb. For seniors, Merrimac State High School is less than ten minutes drive away. Griffith University is a 20-minute drive away in Southport and Southern Cross University is 30 minutes in the other direction, down near Coolangatta/Tweed Heads.
Developments
Apartment expansion on the Gold Coast has reached (quite literally) brand new heights over the last few years and Broadbeach is no exception. With Broadbeach being an owner-occupier orientated suburb, the apartment developments in the area have a strong focus on luxury and lifestyle, with most offering larger-than-average two and three-bedroom apartments.
Currently, there are eight major apartment developments under construction in Broadbeach, with a handful more proposed but not yet approved. One of the key proposed developments is known as CLASS, a glass-encased, 54-floor residential tower with two recreation levels and a green wall. If approved, CLASS will join the ranks amongst a myriad of other high-end developments, with price points far above the average for the suburb. Broadbeach is developing into the “place to buy” for beachside apartment luxury. Similar to the development styles further up the coast in Surfers Paradise, Broadbeach is starting to move towards mixed residential developments with a combination of hotel rooms and private residences; such as the new Star Casino project, The Star Residences.
