Location & Transport

Denman Prospect sits 20 minutes drive from Canberra CBD and Parliament House and just over 25 minutes to the airport. Buses run frequently throughout Denman Prospect with routes running the city and surrounding suburbs as well. As well as local services, there is also a Rapid Route which runs from Denman Prospect Shops and stop at John Gorton/Fred Daly, North Weston Park & Ride the City Interchange and City West. These frequent services mean living in Denman Prospect ideal for commuters who work in the city or surrounding areas. Local services are also expected to improve further as the population of the area grows.

Denman Prospect Future Park

The suburb sits south of the Molonglo River and west of John Gorton Drive and to the north, you’ll find Mount Stromlo. Denman Prospect is topographically the lowest suburb in Canberra. In terms of Denman Prospect’s property market, property prices in the area increased 18.7 per cent throughout 2019, which, when compared to the national average of 4.3 per cent, gives you an indication of the kind of transformation this area is currently undergoing. As well as being an ideal area for families to settle down and built their family homes, Denman Prospect offers a great option for investors, as the median rental price in the area is an impressive $888 per week.

Lifestyle

As Denman Prospect is a rapidly developing area, the lifestyle offering for residents is also rapidly developing.  In October 2019, Denman Village shops officially opened, providing an IGA, medical and pharmacy services, a dentist, physio, gym and new dining options. With these shops already in operation, locals and new residents will have everything they need right on their doorstep. 

One of the key drawcards of living in this area is just how close you are to the beautiful natural surrounds of Stromlo Forest Park and the National Arboretum. The Arboretum offers gorgeous forests and lookouts to explore, as well as countless picnic spots, cycling trails and outdoor sculptures too. Perfect for entertaining the family, the National  Arboretum is also home to the popular Pod Playground (playing in a giant acorn cubby house and huge banksia bunkers filled with musical instruments will keep them entertained for hours). Stromlo Forest Park is also a great spot to explore with the family, with cycling and running tracks, hiking trails as well as Canberra’s top equestrian facilities and plenty of horse trails to canter your way along. Even the suburb of Denman Prospect itself provides a beautiful setting for everything from morning runs to sunset strolls, with a number of greenery-laden walking paths peppered throughout the suburb. 

Denman Prospect Surrounds

Denman Prospect is the first entire suburb in Australia to commit to the Homes for Homes initiative. In order to help resolve Australia’s housing shorting and help those struggling with homelessness. 0.1 per cent of the sale price for each block is contributed to the initiative. This is expected to lead to an overall donation of nearly $1.5 million before 2023.

Developments

Denman Prospect is being developed by the Land Development Agency itself, after a number of unsuccessful attempts to sell the land to private developers. Once Denman Prospect is completed, the area will contain over 1,700 homes as well as an expanded local centre and two schools. 

Denman Prospect Development Stages

In terms of commercial development in the suburb, the Stromlo Leisure Centre is currently under construction and due for completion early 2020. The Stromlo Leisure Centre is located within Denman Prospect and will feature a 50-metre swimming pool and spa, along with a large multi-purpose building. Design work is also underway for a new recreation area new Denman Village Shops which would include barbeques and toilet facilities. 

A large number of house and land packages are currently for sale within Denman Prospect. With a variety of different sized blocks, outlooks and home designs, there’s something to suit everyone. If it’s an apartment or townhome you’re after, there are a number of suitable projects also being developed within Denman Prospect. These include Balcombe Terraces which offers new two, three and four-bedroom townhomes developed by renowned Canberra developer, 3 Property Group. East Gate is also currently under development in the area and offers large and architecturally designed apartments built around a central landscaped garden. Other new and off-the-plan apartment projects in the area also include Polo, Essential, Elody and Vincent.

Education

While there aren’t currently any schools located within Denman Prospect itself, there is one planned to open in 2021. This school will take enrolments from Prep to Year 6 and will cater to an expected 600 students, as well as around 50 preschool students. Planning is currently underway to determine the feasibility of work on a high school in the region, with this addition to Denman Prospect’s education offering expected to be constructed as the suburb grows in the coming years.

Currently, the closest primary school to the suburb is Duffy Primary School, which is located in Waramanga. For high-school-aged students, Mount Stromlo High School provides a great option that’s close to home at only 10 minutes drive from Denman Prospect. In terms of tertiary studies, the Australian National University is located 15 minutes away, and the University of Canberra is also just 15-minutes drive from Denman Prospect.
