Location & Transport

Situated just off the Sunshine Motorway, Sippy Downs is located towards the northern end of the Sunshine Coast. Brisbane is just over an hour away, and Noosa is 50 minutes in the other direction.

To the east of Sippy Downs is Mooloolah River National Park, where you will find many walking tracks that lead you through pristine woodlands and open forests. The Maloolah River runs through this national park.

Other attractions in the area include the Aussie World theme park, Bellingham Maze, and Kawana Shoppingworld which can all be accessed within around 10 minutes from Sippy Downs.

Lifestyle

Sippy Downs is comprised primarily of young professionals, with 60% of the suburb’s demographic made up by DINKs (double income, no kids). The average age of the population is between 20 and 39, with over 45% of the suburb renting. This means rental demand is very high, and Sippy Downs has an incredibly low rental vacancy rate of just 0.5%, making the area a dream for investors.

For those who live in the region, Sippy Downs provides a good base for work in retail, health care or construction, and these three occupations make up over a third of the population in the area.

The new Sippy Downs Town Centre provides a large Coles for all your grocery needs as well as a number of local restaurants and eateries. Just 10-minutes away, The Esplanade at Mooloolaba has a thriving cafe scene with a myriad of options for delicious indulgences as well as some retail therapy at local boutiques.

Education

There are a number of local schools in the Sippy Downs area. For those who prefer public state schools, Chancellor State College takes students from prep to Year 12 and is located off Sippy Downs Drive. Siena Catholic Primary School and High School are also in Sippy Downs, with the campus also located on Sippy Downs Drive.

Sippy Downs is the best place for university students to live on the Sunshine Coast as it’s home to the University of the Sunshine Coast campus. This university recently underwent an $81 million expansion and is set to be home to more than 20,000 students by the year 2020.

Developments

There are several apartment developments in Sippy Downs at the moment, including One Tree, Botanica and Forest Edge, all on High Street. These three developments are all currently under construction and are being developed by Habitat Development Group.
