Sway is a new townhouse project overlooking Viridian Lake in Birtinya. The 60 one, two, three and four-bedroom townhouses are part of the only townhouse development being released in Birtinya — most of the other developments in the area are apartments. The new townhouses sit only a few hundred metres away from the Sunshine Coast Health Precinct.

Sway Birtinya is the only townhouse project in Birtinya that is being released by developer Stockland, making the 60 townhouses a very rare commodity in the quickly-growing suburb. With one, two, three and four-bedroom options available, there is something for every type of buyer, from first home buyers to downsizers.
All of the townhouses have been designed to be both stylish and liveable, with a focus on high-quality finishes. Despite the differences in design between the townhouses, they all share some common features, such as at least one car park (even in the one-bedroom townhouses), and slightly larger than average bathrooms. All of the master bedrooms in the two-bedroom+ townhouses are separated from the other bedrooms, offering residents a level of privacy from their children/study room/joint tenants.
The kitchens feature soft close drawers and reconstituted stone benchtops, and come with stainless steel appliances. The cooktop is ceramic.
All of the townhouses come with a fold down or retractable clothes line. This isn’t something many people think about when buying a home, but considering every one will use it at least once a week, it’s definitely important! The care and consideration which has gone into the townhouse designs is apparent in the inclusion of small details such as the clothes line — these are townhouses that are designed to be liveable homes.

Sway is located on Birtinya Boulevard, Birtinya, opposite Reflection Crescent. Sitting at 281 Birtinya Boulevard, the project is literally just down the road from the Sunshine Coast’s new Health Precinct, which is great for residents who work or study there, or travel to the hospital frequently. The development is also only a few minutes away from the recently-completed Birtinya Shopping Centre, which has a Coles and an Aldi, along with several other smaller retail outlets. It is also home to a number of cafes and restaurants, many of which also do takeaway if you’re not feeling up to the four minute drive.
For those who like to get outdoors, Sway is in a great location. Within less than five minutes walk residents will find seven parks. Some of these are circuit parks (ideal for cyclists or runners), while others are home to extensive gym equipment and kids playgrounds.
There are a number of schools in the area. This includes C&K Kawana Community Kindergarten and Preschool. If your children are slightly older, you might decide to send them to the Kawana Waters State College Primary Campus, or the senior campus of the school, known as the Kawana Waters State College. Another nearby option is Pacific Lutheran College, another Prep to Year 12 co-educational school in the area. The University of the Sunshine Coast‘s main campus at Sippy Downs is just under 15 minutes drive away.
Residents will have access to a swimming pool with a BBQ pavilion, as well as a central park – ideal for catching up with friends and family.
Another major benefit at Sway is that the project will be maintained by a property manager. This has two major benefits: firstly, those who travel frequently for work or leisure will be able to lock up and leave and not worry about their home because someone will be looking after it, and secondly, residents can expect any major issues to be taken care of promptly.
