The Garden Terraces is a small project of just 26 new apartments in Newmarket, a suburb approximately 5km’s north of the Brisbane CBD.

The building has a thoughtful design, with a breeze block facade that will provide shade, breezes and privacy to residents. There is also a strong focus on greenery at this project with many plants.

Living at Garden Terraces means you’re easily within walking distance of a bus stop, Newmarket Train Station and the local shops.

The Project:

The Garden Terraces consists of 26 apartments in total. There are a combination of one, two and three bedroom apartments in this project.

There are just 2 x one bedroom apartments in this project. One of these is located on the ground floor, which means it has a large, 80m² terrace space out the back. The other one bedroom apartment is on the top floor overlooking the street. One bedroom apartments at this project are priced from $390,000.  The one bedroom apartments are 50m² and 54m².

There are 3 x three bedroom, two bathroom apartments at The Garden Terraces. These each come with two car parks included. They are quite affordably priced, from $635,000. All of these three bedroom apartments are 104m² internally which is a pretty good size considering the price.  The ground floor three bedder has a 40m² balcony.

The remaining 21 apartments are two bedrooms.  Two of these have one bathroom and are 60m2 internally with 12m² balconies.  These would be considered small in size for a two bedroom suburban apartment in Brisbane. The remaining two bedroom apartments all have two bathrooms and are 75m² internally with 15m² or 16m² balconies.  The two bedroom apartments on the ground floor have courtyards between 40m² and 55m². At 75m² and over these apartments are a much better size in general.

Many floor plans have kitchen islands, but some two bedroom apartments have smaller kitchens without an island which given the size is a good design feature.  These apartments have separate laundries as well which is preferable.

The majority of floor plans in this project succeed in having separated bedrooms, which is a plus for investors. Having the bedrooms separated is always a plus for tenants as it provides added privacy.

One interesting feature of The Garden Terrace is is the use of internal sliding doors. This is not a common feature in Brisbane apartments and must be a specific attempt by the designs to open up the available floor space to make it more usable. It would not doubt do just that, although we are sure some residents will miss the traditional door. If you were purchasing as an investor should this concern you? The question is of course would a tenant pay any less for an apartment with a sliding rather than swinging door? I would doubt it. It may be off putting to owner occupiers however, which we would think would be a significant portion of buyers at The Garden Terraces, so it will be interesting to see how they are go. In Propertymash’s view they are an inevitable design compromise born of the reducing size of apartments across the board, so we support the concept. The Garden Terraces could have gone with swinging doors for all but the couple of small apartments given the apartment sizes, so the fact that they have adopted this design is a specific design consideration born of improved usability of the available space.

As you can see in the artists impression below the master bedroom is usually accessed via a sliding door off the living area. This is not ideal and we would suggest enquiring on the quality of sound proofing on the sliding door.

The exterior of the building has a breeze block facade which will allow breezes into the apartments whilst providing shade and privacy to residents.  The designers of this project have place an emphasis on providing lots of greenery, which should make the space feel natural and quickly integrate it with the surrounding buildings.

There are no resident amenities at The Garden Terraces such as pool or BBQ area. This will mean low body corporate fees naturally..

Location:

The Garden Terraces is located at 50 Garden Terrace, Newmarket. Garden Terrace is a thin, one lane residential street that is populated by houses and low rise apartment buildings. It is accessed off Enoggera Rd, a busy 4 lane road that take a lot of northern and north western suburbs traffic in and out of the City (it connects to Kelvin Grove Rd). The Garden Terraces is 3 houses back from the road so you should not get a great deal of traffic noise, although some is inevitable.

Garden Terrace connects through to Farm Street, which also only carries local traffic, so we would expect it to be very quiet.

The standout feature of this location is the fact that it is well within walking distance to a bus stop (100m), train station (500m), Newmarket State School (300m) and a large park with a dog off-leash area (500m). It is also a ten minute walk or two minute from Newmarket Village which has everything you’d expect from the local shops – Coles, Pharmacist, banks, several fast food outlets, an organic food store and the Newmarket Hotel. The Newmarket Village Shopping Centre is currently undergoing a major upgrade with new Reading Cinema’s currently being built. The Newmarket public swimming pool, which also includes a gymnasium, is also a short walk away.

Newmarket Train Station is currently undergoing an upgrade that will enhance the accessibility into the station. The project includes a new pedestrian footbridge and lift providing access from Abuklea Street West to the platforms and subway, a refurbished ticket office and upgraded CCTV and station lighting among other things. Below is an artist’s impression of what the station will look like once the upgrade is completed. Works are expected to be completed by late 2017.

Newmarket Train Station is located on the Ferny Grove line and less than 15 minutes from Central Station. The closest bus stop from The Garden Terraces is on Enoggera Road, a two minute walk. A trip into the city by bus takes around 20 minutes. The Garden Terraces are very well supported by public transport

There is a large park a few minutes walk from The Garden Terraces to the north that also has a dog park. If you continue along Enoggera Rd to the north you will also reach the Alderley shopping centre which is currently being redeveloped by Coles, so all in all it is a very well connected suburban location, with easy access to the City by road, train or bus, and a well serviced area for restaurants, shopping and sporting and recreational activities.

Newmarket is a predominantly residential suburb that is located around 5km north of Brisbane’s CBD. The suburbs surrounding Newmarket include Kelvin Grove, Herston, Wilston, Grange, Alderley, Ashgrove and Red Hill. There were 4,452 people living in Newmarket at the last Census. The predominant age group is 25 to 34 years and the median age is 32 years. Households in the suburb are predominantly young families.

The standard apartment comes with tiled floors to the living area, dining room and kitchen.  However, there is an optional upgrade that will put timber floor boards in these areas.  The bedrooms are all carpeted.

The kitchen has laminate cupboards and chrome tap ware.

These apartments will have split system air conditioning to the main bedrooms and living areas, as well as fans to all bedrooms.

The kitchens all have stone bench tops.  The one and two bedroom apartments have a single sink, whilst the three bedroom apartments have two sinks.

In terms of appliance, The Garden Terrace apartments will come with stainless steel cooktop, stainless steel multi function built-in oven, slide-out with built-in light range hood, dishwasher.

Investment Analysis – Rent / Onsite Managers:

It is estimated that the one bedroom apartments will rent for between $390 and $420 per week.  For two bedroom apartments, this is between $430 and $530 per week.

There will not be on-site management at this project.

Local Competition:

Eve On Erneton is a similar project to The Garden The Garden Terraces.  It is located on the next street over from The Garden Terrace, Erneton Street.

There are a few projects nearby in Lutwyche that are also of a similar size and quality to Eve On Erneton.  One of these is Twenty One Lutwyche.  Others include Vantage and Velo.

Developer & Builder Overview:

This project is being developed by Marquette Properties.  They are a boutique firm that was established in 2009.  They are multi-sector firm that specialises in office, retail, residential and student housing assets.
