Jim Cavill (1867-1952) has had a lasting legacy through his hotel and his part in the creation of the Surfers Paradise Surf Life Saving Club. Surfers Paradise was named after his hotel (Paradise Hotel) and Cavill Avenue was named after him. His great-grandson, Richard Cavill, is instrumental in having the Labrador-based Inspire Broadwater built in honour of his great-grandfather. 

Inspire Broadwater is a development in Labrador on the Gold Coast. There are a range of apartments available over the 12 levels, including 10 one bedroom apartments with 72 sqm of indoor and outdoor living space, 45 two bedroom apartments with 98 sqm worth of living space, and 24 three bedroom apartments with 121 sqm worth of living space. Prices start at $350,000 with the penthouses starting from $765,000.

The Project

Located at Cav’s Steakhouse (don’t worry, the steakhouse will re-open with a new look when the apartments are complete!), Inspire Broadwater is a luxury apartment development on the Gold Coast. Designed so that residents can seamlessly move between their indoor and outdoor spaces, it allows them to take advantage of the Broadwater location and the Gold Coast weather.

Inspire Broadwater has a mix of apartments available, which include ten one bedroom plus study apartments, 45 two bedroom apartments, and 24 three bedroom plus storage apartments. All apartments have at least one car park, with the three bedroom plus storage apartments having two. Additional parking spaces are available for sale.

Inspire Broadwater apartments range in size from 72 to 201 sqm, which is slightly larger than normal. It’s the larger balconies and 2.7-metre high ceilings that also contribute to the space feeling larger than similarly sized apartments. When you consider that the apartments are designed for downsizers, retirees and families though, this extra space makes sense.

One really interesting aspect of Inspire is its history. Not only is it being built to honour the developer’s late grandfather, a Gold Coast icon, but the finished development will include Cav’s Steakhouse, the iconic Gold Coast restaurant. Cav’s will be transformed as part of Cav’s Emporium, which will include a coffee shop, gourmet butchery, fresh produce, and a burger bar, along with Cav’s Steakhouse. Oh, and residents get free home delivery.

We love…

  • The views out over the Broadwater, Surfers Paradise or Mount Nathan from every apartment.
  • The size of these apartments! The slightly larger than normal…well, everything, will make Inspire attractive to downsizers, retirees and families.
  • The inclusion of Cav’s Emporium on the ground floor, because who wouldn’t want some of the best food on the Gold Coast literally seconds away.

But remember that…

  • The downstairs Cav’s Emporium is liable to get pretty busy with a great atmosphere, which could be a positive or negative depending on your lifestyle.
  • Frank Street, the location of Inspire Broadwater, becomes part of the Gold Coast Highway down the road, and so may occasionally suffer from traffic.

Construction Updates

The project due to begin construction in early 2019 and is expected to be complete in Q3 2020.

The Location

Inspire is located where Cav’s Steakhouse, the famous Gold Coast steakhouse, is currently located. Don’t worry though — once construction is complete, Cav’s will be in the same place, transformed into Cav’s Emporium (but the restaurant will still be serving the food it’s famous for!). The new Cav’s Emporium is set to include a gourmet butchery, coffee shop, a burger bar, and a fresh produce store, along with Cav’s itself. Here’s a fun fact though: residents can get anything from the Emporium delivered to their door, which means Cav’s steaks are just a phone call away!

Labrador, the sought-after suburb where Inspire Broadwater is located, is one of the main hubs on the Gold Coast. Inspire is located right next to one of the main roads through Labrador, Frank Street (which becomes Marine Parade, and then the Gold Coast Highway), which will allow residents to easily access their home. Frank Street may get a little congested at times, but it is pretty uncommon for this to occur in Labrador, as the suburb is much quieter than Southport, which is right next door.

Inspire is 200 metres from the beach, which is great for residents who want to go for a swim in the morning before work. Southport and Surfers Paradise are both less than 15 minutes drive away, which allows residents to get to them quickly, and ensures that they’re out of the way of the hustle and bustle of these areas.

Communal Facilities

Residents at Inspire Broadwater will have access to the ‘Freeman Deck’. This space is an outdoor entertaining lounge, with a pool, gym, BBQ, and a conference room.

Apartment Details

The apartments at Inspire Broadwater are designed to be both functional and aesthetically pleasing. This is evident in the way they are laid out – the central living areas are a focal point, as are the balconies, highlighting how important these areas are in day-to-day life – and in the small included details like baths in at least one bathroom.

All of the apartments are slightly larger than normal, with sizes ranging between 72 and 201 sqm. This, coupled with the larger than normal balconies, and high ceilings (2.7 metres) has created apartments that are ideal for downsizers, retirees and families due to the extra space and storage they have. The blurred indoor/outdoor lifestyle the apartments are designed to facilitate is also a drawcard because if you’re living on the coast, you want to be able to enjoy the breezes and the weather. The apartments at Inspire all have views towards either the Broadwater, Surfers Paradise or Mount Nathan.

It’s also worth noting that the apartments all look like they are optimised for cross-breezes, which means every part of the apartment will be able to enjoy the breezes coming off the ocean. There will be ducted air-conditioning to the main areas of the apartment and the master bedroom, whilst the other bedrooms will have ceiling fans, for those that don’t want the windows open because it’s just too hot.

An audio intercom will be set up for each apartment for security, and all parking and storage is underground. Visitor parking is also provided.

Floor Plans for Inspire Broadwater

As you can see in the floor plans below, there are quite a few different options in layout design throughout the development. One thing all the apartments have in common is that they make the best use of the space provided to them, maximising the amount of room available in these already larger-than-normal apartments.

The one bedroom floor plan indicates that the front door will open up into the main living/dining/kitchen area. This space connects to the 9 sqm balcony, which also connects to the master bedroom. The master bedroom in all apartments has a walk-in wardrobe, and ensuite bathroom. The study area is quite large, which is good for those who work from home, or need somewhere to spread out all their stuff. There’s also a BBQ on the balcony, which is a nice luxury touch that isn’t as common in apartments anymore.

There are a few different floor plans for the two bedroom apartments. Their balconies/courtyards range between 14 and 51 sqm. One feature all two bedroom apartments share is the fact that the master bedroom always has access to the balcony in some way. The master bathrooms all also have a bath in them. It is fairly uncommon to see baths come standard, which is why it’s so interesting. All of the two bedroom apartments have a separate laundry area, which is great if you haven’t done your washing this week and have guests coming over!

The three bedroom apartments are obviously the largest, containing all the features of the smaller two bedroom apartments. The kitchens, living, and dining areas are quite a bit larger than the rest of the apartments, making these options ideal for families or those who often entertain.

Quality and Finishes

Inspire Broadwater has had its interiors designed by Boutique Estates International, with styling by Coco Republic, one of Australia’s leading homeware and furniture stylists and providers. They will be offering design direction, advice and furniture packages to buyers. All of the interiors have a neutral colour scheme of white and soft greys, which both allows the views from the apartment to be the focal point, and gives residents the ability to let their individual touches shine.

The kitchens all include stone benchtops, and they are designed to be an entertainer’s kitchen, with an open design that connects to the living and dining areas, and the balcony. The glass splashback also adds a sense of luxury to the spaces, adding a little something extra. The kitchen and living room will be tiled with wood-look tiles, which is a functional interior choice (think of how much easier cleaning will be!).

The bathrooms similarly have engineered stone benchtops, and also have laminated timber-style cupboards. The walls and floors will be decorated using tiles, which, again, is a functional choice that will look quite nice.

Investment Analysis

The average weekly rent in Labrador is approximately $420, which means there tends to be a high rental yield in the area. Labrador is also a sought-after suburb by renters, due to its proximal location to Southport and Surfers Paradise. Apartments are performing slightly better than houses at the time of writing, which may make Inspire more attractive to some investors. However, it is worth noting the Inspire Broadwater is mostly attracting downsizers, retirees and families, so there will not be many renters in the development.

Neighbouring Projects

There are currently quite a few projects being sold or under construction in Labrador. There’s Summit Labrador, which is an 83-apartment development 350 metres from the water. There’s also Coast Broadwater, a three-tower development on Marine Parade in Labrador (with uninterrupted views of the Broadwater, Wave Break Island, and South Stradbroke Island). Projects that are ready to move into today include Brightwater Apartments, which has only five apartments remaining for sale at the time of writing.

Body Corporate at Inspire Broadwater

The body corporate rates are expected to be approximately $79 per week, although this may depend on the apartment in question.

Inspire Broadwater is being developed by Richard Cavill with International Property Group (ipg.). Founded in 1991, ipg. is a boutique developer and property adviser. They have developments throughout Australia. ipg. has collaborated with Boutique Estates International, a project marketing and design group from Sydney, to deliver Inspire.
