Mali Residences is a luxury apartment building in the northern end of Mermaid Beach on the Gold Coast. The development is located only 100m from Pratten Park. Mali offers one-bedroom apartments from $465,000, two bedrooms + study from $755,000 and three bedrooms from $1,525,000. Construction on Mali is expected to commence before the end of 2019 and buyers can expect to move in early 2021.
Mali Residences is located right on the border of Broadbeach and Mermaid Beach. The apartments have both beach and park views and are generously sized with large balconies. Mali Residences is definitely geared towards owner-occupiers, with a lot of interest from downsizers. The developers, Dankav, are no strangers to the Gold Coast and have developed several apartment complexes in the area before, however, Mali is in a league of its own, especially in terms of facilities and architectural design.
The design of the building is such a standout. Mali has been designed by BDA Architecture with a striking facade. The curved building sides are not only visually pleasing, emulating soft waves and sand dunes, but also serve a distinctive design purpose. The building’s shape helps to funnel breeze in through the building, keeping each apartment cool. Green walls above the foyer and overhanging the amenities level have been added with environmental consciousness in mind.
The display apartment for Mali is located 1.2km up the road from the project site in Broadbeach. The display apartment is located at 17 Albert Avenue, Broadbeach and is open by appointment only. Free parking is available under the Aria Building.
Construction on Mali Residences is expected to commence before the end of 2019 and completion on the project is expected for early 2021.
APRIL 2020: Construction is still powering ahead at Mali Residences, with construction on the basements continuing well and expected to be complete by the end of the month. By May, it is expected that the project will be ready to begin pouring the ground floor slab, after which the project will progress quite quickly.
JANUARY 2020: Construction has begun at Mali, with early earthworks now underway.
OCTOBER 2019: Mali Residences recently broke ground and began construction. Buyers can expect to move in early 2021.
Mali Residences is located right on the border of Broadbeach and Mermaid Beach. This area offers a myriad of restaurants, cafes, parks, retail and entertainment precincts so you’ll never have to stray too far away from home.
Broadbeach State School sits only 60m from Mali for those with young children. For those who’re a little older, Merrimac State High School is only 2.9km, so the drive to school won’t ever be arduous. Along with Pratten Park which sits in-between Mali Residences and the ocean, Victoria Park, Kurrawa Park and Federation park at all within 2km, perfect for an afternoon picnic of fish and chips under the trees.
If retail therapy is what piques your interest, Oasis Boulevard is within easy walking distance and a trip to Pacific Fair is only a five-minute drive away. With over 400 retailers and an array of dining options, Pacific Fair is the Gold Coast mecca for shopaholics. Star Casino and Mermaid Surf Club are also close by.
Mali Residences can be accessed off the Gold Coast Highway, which runs adjacent to Alexandra Avenue. Mali sits at the opposite end of the street, so there shouldn’t be much traffic noise from the highway. From the development, the views from the higher level apartments (around level 6 – 7 and above) will have lovely ocean views expanding out over the Pacific Ocean.
There is a full floor of residential facilities at Mali Residences, located on Level 9 of the building. This includes a large pool, sauna, fully-equipped gym and yoga area. There’s also a lovely outdoor entertaining and seating area, along with a private dining room and bar.
There are four levels of secure parking for residences at Mali Residences: Level 1 as well as the ground level and two basement levels. The two penthouses will each include three car spaces, the three-bedroom apartments will be sold with two as standard. Some of the two bedrooms will also be allocated two spaces and the remainder of the two-bedrooms and the one-bedroom apartments will have one secure car space. There will be some visitor parking on site, but the exact numbers are yet to be confirmed.
At Mali Residences, there is a maximum of five apartments per floor, with six of the levels having only three apartments per floor. Over the 17 levels of residences, there is seven one-bedroom apartments, 21 two-bedroom apartments, 13 two-bedroom & study apartments, 12 three-bedroom apartments and two penthouses.
The unique shape of the building means the majority of the balconies have rounded edges and are a real design feature. The one-bedroom apartments offer 58m² of internal space which is fairly average. Of the one-bedroom floor plans, one offers an 8m² balcony, which opens up from living space, and the other offers an expansive 25m² of outdoor space. Although some of this is space is narrow and not exactly usable, this balcony is accessible from the bedroom as well as the living room, making the apartments feel very open and breezy.
The two bedders are all above average in size and sit between 114m² and 168m². The smallest balcony is 15m², which in any other development would be considered quite large for a two-bedroom apartment. Mali Residence offers balconies for two-bedroom apartments of sizes up to a phenomenal 70m² — that’s larger than some backyards.
Some of the apartments also include a BBQ on the balcony as standard.
Except from the apartments on Level 2, the curved design of the building is a key feature of all apartments, with wave-like balconies the most noticeable thing about the floor plans. Although this does limit functional outdoor space, the design helps to funnel in sea breezes (otherwise known as free air con!) which will be felt throughout the apartments. The open-plan design with several doors opening up to the balcony really cultivates a seaside lifestyle Mali Residences.
The main bedrooms all feature an ensuite and walk-in wardrobe, some offering a walk-through wardrobe design. All also offer an internal laundry cupboard which is situated near the entry. The two-bedroom apartments all include a large breakfast bar in the kitchen as well as a decent-sized backbench and inbuilt cupboards.
All two-bedroom and three-bedroom apartments have plenty of space for an allocated dining area, however, you may be hard-pressed trying to fit a six-seater table in the living space of the one-bedroom apartments. There is plenty of storage space throughout the apartments, with several built-in cupboards.
Mali Residences is offering buyers the option of wooden floorboards with marble benchtops, 80mm Caesarstone benchtops and porcelain tiles. The majority of the floor plans offer double basin in the bathrooms as well as a double sink in the kitchen, both of which are finished with Miele appliances. Each kitchen is fitted with either a four or six-burner gas cooktop as well as a semi-inbuilt dishwasher and is complete with ducted air conditioning. It is worth noting that although most apartments have two oversized showers, none of the apartments includes a bathtub as standard.
For a one-bedroom apartment in Mali Residences, body corporate is expected to be approximately $84 per week. For a two bedroom, this increases to around $95 and $100 for a three bedroom.
Mali Residences Mermaid Beach is a project by Dankav. Dankav works across the eastern coast of Australia, building new projects, handling construction and rebuilding after natural disasters. Dankav have previously developed a number of residential projects on the gold coast including Pacific on Peerless in Mermaid Beach, Oceans in Southport, Lanikai on Brighton and the recently completed Ivy95 in Broadbeach.
