While this project isn’t for every buyer due to the age limit, we definitely think it’s earned it’s place in the Top 10 as an inspirational future home. GemLife Pacific Paradise is a new over 50’s estate located on the Sunshine Coast. As the moniker suggests, it is designed for over-50’s downsizers and retirees. Pacific Paradise is a house and land project which Gemlife call a resort as it includes a vast array of additional facilities for use by the owners/residents. The Resort offers a wide variety of home designs and floorplan layouts, all having three-bedroom houses, plus many with MPR (multipurpose room), an office, more storage — the options go on. GemLife Pacific Paradise is for downsizers and retirees who want luxury close to the beach and the centre of all the action on the Sunshine Coast.

Curve Birtinya is an off-the-plan apartment development in Birtinya on the Sunshine Coast that’s perfect for downsizers, first-home buyers or professionals. With a waterfront location on Lake Kawana, Curve Birtinya offers excellent local views in a great location that’s just minutes walk to the new Sunshine Coast Hospital and Health Hub as well as numerous local cafes, shops and parks. All of the apartments at Curve Birtinya are said to have been designed to create a peaceful, calming atmosphere, with the design of the whole development geared toward increasing the health and wellness of residents. This is a consistent theme of the Lake Kawana precinct in general with its close proximity to Queensland’s newest and most advanced hospital nearby.
55 two, three and four-bedroom apartments priced from $399,000.
One Tree apartments is an eight-storey new apartment building located in Sippy Downs on the Sunshine Coast. There are 72 two and three-bedroom apartments in the building, all of which have been designed to suit young professionals and families due to the demand by these groups. The exterior of the building is designed with stone and timber accents and the site will be landscaped with dense, sub-tropical gardens as well as a green wall on the rooftop. There are two lifts as well as a stairwell at each end of the apartment building. There are also 18 visitor car parks available.
One Tree is now complete, although some apartments may be available for resale.
A new apartment project in the increasingly-popular Sunshine Coast suburb of Sippy Downs is Forest Edge. Forming part of a two-tower project, Forest Edge consists of 60 two and three-bedroom apartments, and sits in a great location as it is in close proximity to a number of shops, restaurants, schools, and is less than 15 minutes from the new Maroochydore CBD. There are a number of features of the Forest Edge development that we really like. As a smaller building you would not normally expect a huge range of facilities for residents, but Forest Edge surprises with a rather extensive list of communal facilities. You don’t usually see facilities like these at this price range; most developments will give residents the bare minimum, while Forest Edge has multiples of most facilities (such as two BBQ areas) to ensure that residents can actually use them and have enough space to enjoy them.

Seanna Residences is a boutique, eight level, beachfront complex has been conceived with owner-occupiers in mind. Seanna will boast a choice of 56, two and three-bedroom apartments and penthouses with two carparks per apartment and three carparks per ‘Seahome’. The beachfront apartments enjoy wide frontages and stunning vistas with the premium three-bedroom Seahomes boasting views from Mooloolaba in the north to Caloundra in the south. A further 28 three-bedroom apartments have views across water or parkland. Features such as private entries to each apartment, ‘beach rooms’ to wash sandy feet and landscaped gardens with pool and dining areas meant that Seanna has already attracted strong interest from local buyers looking to live the dream of living right on the beach and to downsize from large four or five bedroom homes.

A new apartment project in Maroochydore, Eclipse Picnic Point is a small 13 apartment project with parkland and Maroochy River views. With 13 three-bedroom apartments available, and a maximum of two apartments per level, Eclipse is squarely targeted at owner occupiers and those looking for a holiday home. Eclipse is also pet-friendly, another nice plus for owner occupiers. The views over the Maroochy River can’t be built out due to the parkland in front of the apartment development, which is a major selling point.
13 three-bedroom apartments with price on application.
A new apartment development in Coolum Beach, Oceane consists of one, two and three-bedroom apartments. Sitting one block back from the beach, Oceane is designed to give buyers the beach house lifestyle from a modern apartment. All of the apartments have multiple storage areas, which is something apartment-dwellers always appreciate. Air-conditioning and modern finishes chosen by Kim Walter Interior Designs to match the beachy exterior design are standard inclusions. Body corporate fees are estimated to range from $4,000 – $7,200 per year (depending on the apartment).
21 one, two and three-bedroom apartments priced from $565,000.
Oceanus is the newest apartment project in the massive Bokarina Beach development. The eight-storey apartment building has a mix of one, two and three bedroom apartments, almost all of which have views along the Sunshine Coast, from Caloundra in the south and as far as the eye can see in the north. These 180-degree views are enhanced by the slightly larger than normal balconies, and the neutral interiors of the apartments. The neutral interiors also allow buyers to put their own mark on their apartment, making it their home.

Harmony land estate by AVID Property Group is a master-planned community located in Palmview on the Sunshine Coast. When completed, there will be over 4,800 new homes in the 378-hectare estate — 100 hectares of which will be dedicated to open spaces. Something that sets Harmony apart from other estates is the “Queensland-first” Grand Linear Park it will hold. Spanning more than five hectares and running the length of 10 football fields, the park will be a central green space for residents and locals to use, and will connect all residents to Harmony’s 60km network of pedestrian and bike paths. The new display village at Harmony is the largest on the Sunshine Coast, with 43 homes from 25 local and national builders.
New lots are priced from $228,500, while house and land packages start from $402,448.
Tide Residences is a new townhouse development located in the ever-growing Maroochydore on the Sunshine Coast. Situated two minutes from the Maroochy riverfront, there are 169 three and four-bedroom townhouses, with either one or two storey designs, available across the estate. Stages one and two of the five-stage development are currently under construction, with the first stage completed at the end of 2019. There are a number of different floor plans available, but all residences are designed to be ideal for the Sunshine Coast climate.
Townhouses range from 172 – 186 sqm, with 67 – 133 sqm of courtyard/yard space, and are priced from $445,000.
