With a waterfront location on Lake Kawana, Curve Birtinya offers excellent local views in a great location that’s just minutes walk to the new Sunshine Coast Hospital and Health Hub as well as numerous local cafes, shops and parks.
All of the apartments at Curve Birtinya are said to have been designed to create a peaceful, calming atmosphere, with the design of the whole development geared toward increasing the health and wellness of residents. This is a consistent theme of the Lake Kawana precinct in general with its close proximity to Queensland’s newest and most advanced hospital nearby. The effort that has gone into the design of the apartments is clear, with the inclusion of high-quality communal facilities (such as the gym and yoga/pilates ‘break out’ space, which has a view over the nearby lake, so you can work out in style). A feature we love is how the apartments are designed to encourage cross-flow breezes throughout the space, a big plus in the sub-tropical climate of the Sunshine Coast.

Curve Birtinya is a new apartment project located on Prosperity Drive, Birtinya. The apartments are adjacent to the new Sunshine Coast Health Hub, and have waterfront views due to their location near Lake Kawana. A large focus in the design of the project was increasing health and wellness of residents, which is apparent in the apartment designs.
The apartments come in two, three and four-bedroom configurations. With a north-facing building and elongated apartments that run length-wise through the floors, all of the apartment configurations have a number of features we really like: cross-flow breezes from the nearby lake will be caught more easily, and almost all of the apartments have extensive waterfront views. Inclusions of features such as extra-wide showers with waterfall showerheads and high-quality appliances highlight how the apartments were designed to evoke the luxury of hotels while still remaining functional for everyday use. All apartments are quite airy and spacious, with high ceilings throughout.
Another way of improving resident’s well-being in the inclusion of a number of communal facilities. With a full-equipped gym and a ‘breakout’ area for yoga and pilates, residents can keep fit easily. They can also relax in the pool or with friends and family at the BBQ’s on the terrace if they would like to. For extra health benefits and relaxation, there’s also a spa and sauna for resident’s use.
Two-bedroom apartments are priced from $399,000, three-bedrooms from $520,000, and four-bedroom apartments from $715,000.
APRIL 2020: Construction at Curve Birtinya is underway and progressing quickly. The project is expected to be complete in early 2021.
Located in the heart of the Birtinya Oceanside precinct at 1 Prosperity Drive, Curve is close to a range of local amenities, as well as being just meters from the waterfront at Lake Kawana. A number of other amenities are found along Kawana Way, including a Coles, Anaconda, and jewellers, among others. For those more interested in eating out, they will also find sushi stores, a Hawaiian restaurant, and more casual options such as take-away Mexican and cafes. There are a number of parks in the area that area great for picnics, and the beach at Bokarina is also only 2km away. If you want to travel a little further afield, residents will find the large Kawana Shoppingworld 15 minutes drive away. It is home to over 160 specialty stores.
The Sunshine Coast University Hospital and Health Hub is just 500 metres away. It will take residents roughly 10 minutes to walk to this precinct, which is ideal for those who want to get a bit of exercise in before and after work.
For those with children, there are a few options in the surrounding area. Five minutes drive will put residents close to C&K Kawana Community Kindergarten and Preschool. If your children are slightly older, you might decide to send them to the Kawana Waters State College Primary Campus, or the senior campus of the school, known as the Kawana Waters State College. Another nearby option is Pacific Lutheran College, another Prep to Year 12 co-educational school in the area.
The University of the Sunshine Coast‘s main campus at Sippy Downs is just under 15 minutes drive away.
Residents at Curve Birtinya will have access to a number of amenities. This includes terraces with BBQ facilities on the rooftop, a resort-style pool with a spa and sauna. There is also a fully-equipped gym, which will have views over the nearby waterways so you can exercise in style. Pilates and yoga fanatics will also enjoy the green ‘breakout’ space.
Curve Birtinya is a high-quality project. Serious thought has gone into all of the apartments, which is apparent in the inclusion of free-standing baths in some apartments and high-quality appliances in all of them. Each apartment benefits from the north-facing design of the whole building, with the apartments running diagonally along the floors to increase cross-flow breezes, improve views, and increase usable space.
The apartments at Curve Birtinya are finished to a high quality. Solid tiles, good quality carpets, and timeless design (wood-style feature joinery and chrome tapware never go out of style) are obvious throughout the apartments.
With two different colour schemes available at Curve Birtinya (Warm and Cool), residents can choose the finishes that they believe best suite them and their lifestyle. The ‘Warm’ colour scheme is dominated by muted tans and warm browns, while the ‘Cool’ colour scheme has whites and greys throughout. Both have wood-style feature joinery, to give the spaces a more traditional finish.
The appliances throughout the apartments are also high-quality, and made to last. The kitchens have Miele appliances: a 60 cm oven, induction cooktop, built-in rangehood and integrated dishwasher come standard in all apartments. These appliances are made for the serious cooks and those who prefer their takeaway. The laundry comes with a Fisher & Paykel vented dryer, which are known to be nigh-indestructible and have great warranties.
Curve Birtinya has a very interesting building design – and we like it. It is obvious that the building really has been designed to maximise the natural attributes of the site. The apartments are all designed to be quite long, which maximises the number of apartments that receive views of Lake Kawana. This also increases the amount of light that the apartments receive, given their north-facing design, an additional pleasing feature. Residents can also reasonably expect great cross-flow breezes from most apartments, given the elongated design and central walkways that either face windows or open onto balconies.
The apartments share a number of design features, although as you can see in the example floor plans below, there are significant differences in the various floorplans available. Most of the apartments separate the master bedroom from the other bedrooms, offering extra privacy and space. The master bedrooms also have ensuite bathrooms, and most have walk-in-wardrobes. Every apartment have an open-plan living, dining and kitchen area which functions as the ‘heart’ of the apartments. Each apartment has a dedicated laundry area, be it a cupboard or a whole room, which is ideal as it allows residents to keep laundry hidden and out of the way.
Some of the apartments also have free-standing baths, which is a really lovely inclusion. Even the apartments that don’t have baths have their own perks: the showers in these apartments are extra wide, which may not seem like an important design detail but will make them feel more luxurious and ‘hotel’-like in the long-run. Every shower also has a dual round ‘Rain’ shower head, which is quite luxurious.

Given the mix of apartment sizes, the building will appeal to both owners occupiers and some investors. Given the project’s proximity to the Sunshine Coast Heath Precinct, we would expect health professionals to show a great amount of interest in this project eithe rto purchase to live in or to rent. You can also expect that the interest in the project will last as long as the new health precinct operates — which will be decades!
The body corporate fees for Curve are quite reasonable for the area. The fees can range between $68.67 — $90.10 per week. This amounts to roughly $3,570.86 — $4,684.98 in total every year.
