Edenbrook: A master-planned estate 10 minutes outside the Rockhampton CBD

Sitting 10 minutes outside of the Rockhampton CBD, Edenbrook is a new master-planned house and land estate. Located just north of the well-known Glenmore Homestead on Belmont Road, Edenbrook is designed to create the feeling of a rural lifestyle close to the city. The family-oriented estate will have over 40 hectares of parkland once complete – which is more than the Rockhampton Botanic Gardens – and all of the lots are large enough for a home plus a pool or shed in the backyard.

There are a range of lot sizes available, ranging from 760 to 1,008 sqm, which is quite a bit larger than average. Prices start from $173,900 for land, and $436,600 for house and land packages. There are four releases at the estate currently selling, and residents can have pets on their larger blocks.

Display Suite

The Edenbrook display suite is located at 19 Edenbrook Drive, Edenbrook, just off Belmont Road. It’s open from Thursday to Tuesday from 10:00 am to 4:00 pm, with Wednesdays by appointment only. The Chris Warren Homes Display Home is located at 24 Edenbrook Drive, and is open Friday to Tuesday, 10:00 am to 4:00 pm.

The Project

Edenbrook is a house and land estate located 10 minutes outside of the Rockhampton CBD in Parkhurst. The estate is fairly new, and is expected to grow quite a bit before it is finished over the coming years. Once complete, it will include a park, as well as more green, open space than the Rockhampton Botanic Gardens. As a Masterplanned Community, Edenbrook is a large estate which will consist over 200 houses once the first stages are complete. It is to the north of Rockhampton and is reached along Alexander Street from the City. Its main competition is perhaps new projects in the Parhurst and Rockyview area, which sit adjacent to the Bruce Highway. And that in itself is its major point of differentiation. The Bruce Highway is of course a busy road as the major national highway running to Qld’s north, so if you are looking for a quiter, and perhaps a more rural outlook and setting, Edenbrook would be well worth a look.

There are currently four releases selling at Edenbrook: New Haven, Parkdale, Springbrook, and Twinview Terrace. Both New Haven and Twinview Terrace have extensions that are also being sold. Lots range in side from 760 – 1,008 sqms, with land priced from $173,900. There are also house and land packages available for the lots, with prices starting from $436,600.

The Location

Located in Parkhurst, Rockhampton, Edenbrook is located close to quite a number of amenities. This includes the Stockland Shopping Centre, which is less than seven minutes away, along with the Rockhampton CBD, which is only ten minutes away. Of course, if that’s too far, the Parkhurst Shopping Centre is just a four minute drive away, near the Rockhampton campus for Central Queensland University (CQU).

Residents can send their children to Parkhurst State School, Heights College, and Emmaus College (middle and senior schools). All of these are less than 15 minutes drive away, and there are more state schools throughout the region, although it will depend whether a lot falls within the catchment zones for these.

Communal Facilities

Residents will have access to more parkland in Edenbrook than is in the Rockhampton Botanic Gardens once complete. Throughout the estate, there will be several walking tracks, as well as a playground for children, and access to Ramsay Creek, which runs through the estate. There’s also a community garden for all residents to make use of, as well as regular events like a Bootcamp and small fixtures like the street library.
