Although only 10km from Brisbane City, Carindale is often described as a mini-CBD of sorts, with a myriad of entertainment options and facilities located within the suburb. Home to one of the largest Westfield Shopping Centres in Brisbane, Carindale has much more to offer locals than just retail therapy. Surrounded by greenery and home to Bulimba Creek, Carindale offers the ideal area for those who want to be close to everything, but still feel a world away from it all.

Things we love…

  • Carindale is just 20-minutes drive from Brisbane CBD, making it a great area for commuters who crave a family-oriented lifestyle.
  • With over 400 stores, Westfield Carindale offers everything you need, right on your doorstep.

But remember that…

  • Carindale is located in quite a busy area of the inner-south side so is not ideal for those who prefer a laid back lifestyle.
  • Traffic on the main roads leading in and out of Carindale can get very congested during peak hour.

Location & Transport

Carindale sits 10km south of Brisbane City and is bordered by Belmont, Carina (and Carina Heights), Mount Gravatt, Mackenzie, Mansfield and Tingalpa. The suburb is six kilometres away from the M3 and borders the M1 to the east. This location makes for easy transit both to Brisbane Airport, which is just 20-minutes drive from Carindale. The Gold Coast and Sunshine Coast are both also easily accessible thanks to the proximity to the M1. You can have your toes in the sand at Surfers in just under an hour, or be surfing up a storm at Caloundra in 1 hour and 15 minutes.

This area is undeniably a central hub for the inner-south side, and as a result, several bus routes run through the suburb. There is a large bus interchange at Carindale Shopping Centre, with numerous buses running inbound and outbound, leaving approximately every 5–10 minutes. The closest train station to Carindale is Murarrie Train Station, which is 8 kilometres away.

Developments

There is currently only one project under development within Carindale itself: Parc Carindale. With only 14 blocks in total delivered over 3 Stages, these properties mark the last of the large family-sized blocks left available in this area and are likely to be snapped up quickly.

Carindale is a tightly-held and in-demand market, with the majority of development in the area currently taking place just outside the borders of Carindale itself in the surrounding suburbs. The majority of developments within this region take the form of luxury townhouse developments or boutique apartment complexes designed for the owner-occupier.

Parc Carindale

Looking just outside Carindale, Ballade Residences in neighbouring Norman Park is currently under construction, offering one, two and three-bedroom apartments, plus a rooftop terrace with views of the CBD. Curio in Mount Gravatt is perfect for young professionals with construction also underway on these apartments. Due to the refurbishment of Coorparoo Square, there is also a large number of developments taking shape in this area, including Martha Street Village and Maasra. Just across the border of Carindale in Carina, Arnica is also currently selling three and four-bedroom townhomes which are due for completion in 2020.

Education

As Carindale is so popular with families, there are plenty of schools in the area that cater to this demographic. For the young ones, C&K Carindale Community Kindergarten and Mother Duck Child Care and Pre-School are both located on the northern side of Old Cleveland Road. Also in that area is Carina State School for Prep–6, and Belmont State School is another local option for that area. Carindale is divided into two catchment zones for local state high school. Southern Carindale is in the catchment area for Cavendish Road State High School in Holland Park, whereas the north of the suburb falls in the catchment area for Whites Hill State College, which is located in Carina Heights. Both schools are accessible within a 10-minute drive. There are also a few local private schools in the area, including Citiponte Christian College (co-ed, Prep–12), San Sisto College (girls school, 7–12) and St Martin’s Catholic Primary School (co-ed, Prep–6).

In terms of tertiary education, the closest university is the Griffith University Nathan Campus at just 13-minutes drive. Both the Queensland University of Technology (QUT) and the Australian Catholic University (ACU) are around 20-minutes drive from Carindale, while the University of Queensland is just over half an hour.

Lifestyle

One of the major draw-cards of living in this area is the proximity to Westfield Carindale Shopping Centre. With over 400 stores — including department and specialty stores — as well as plenty of dining options, beauty and wellness clinics, and a large Event Cinema. Westfield Carindale caters for everything from a quick trip to the shops to grab some groceries (Coles, Woolworths and ALDI have you covered) to a full day of luxury ‘treat yo’ self’ time (we’re talking a new outfit, lunch, a movie and maybe even a pedicure and a massage). Don’t stress if you have to bring the kids along, the shopping centre has a great kids play area to wear the little ones out. Westfield Carindale does charge for parking over 3hrs though, so it’s not the best place to leave your car all day if you’re commuting.

There’s plenty more to life in Carindale than just the shopping centre. Carindale backs on to the beautiful Belmont Bushland Research, which provides plenty of lush greenery, parklands as well as mountain biking trails and a few small walking tracks. At the right time of year, this area is filled with beautiful wildflowers, making it a lovely area for a morning run or afternoon stroll. Bulimba Creek is located within Carindale too and also offers some picturesque walks that’ll make you feel worlds away from the city. Pacific Pines Golf Club is situated near the border of Carindale and Carina Heights and takes advantage of the large areas of greenery. The homes which line the Golf Course are very sought-after and sell for up to $2 million (on the rare occasion they are listed for sale that is…).

The area has a population of 15,740 people and the majority of residents are young families or professionals. Over 85% of the population own their home with only 15% of Carindale residents currently renting. Overall, Carindale is known as a very safe and family-friendly suburb.
